Look at the rate column and the "from" column together. They do not put the five buildings in the same order, and that disagreement is the next section.
One consequence is worth saying out loud, because it runs against the instinct every renter brings to a lease negotiation: taking more space in Delaware buys you no discount at all. The 13-person suite at 511 N Boardwalk costs $6,617.00 a month, which is 13 × $509.00 exactly. Scale is not a lever here. The building is.
Why the Cheapest Office Space Delaware Lists Has the Highest Headline Price
Sort the five buildings by their advertised “from” price and 200 Continental Drive in Newark comes last, at $978.00. Sort them by what a desk costs, and the same building comes first, at $489.00. A full inversion, from the bottom of one list to the top of the other.
The cause is small and entirely mechanical. Regus does not list a one-person room in Newark; the smallest suite there seats two. So Newark’s headline is a two-person price standing in a column of four one-person prices. Because the card has no fixed fee — price is purely seats times rate — the whole gap can be subtracted: $978.00 is exactly 2 × $489.00, and against the other four buildings it is competing one rung up the ladder.

The spread makes the point sharper than the ranks do. The “from” prices span 1.92× from cheapest to most expensive; the rates span 1.26×. The headline exaggerates the real difference between these five buildings by a factor of 1.53. Ask for the rate. It is one question and it re-sorts the entire state.

Its 16 suites are the joint-deepest ledger in the state but the narrowest in range — 2, 3, 4 and 5 people, with no one-person room and nothing above five. Seven are available now; the other nine carry dates running from September 2026 onward. Sixteen suites run from one person to nine, the widest span in Wilmington. It is also where the availability date matters most: the $615.00 one-person room is dated to January 2027, so the cheapest suite you can take today is a two-person at $1,230.00. Its day office ($249.00) and hot desk ($89.00) are the priciest in Delaware.

The consistency is the interesting part. Those four rates span 1.21×, but the break-evens span only 1.13× — the pricier buildings charge more for the desk too, which pulls the ratio back toward the middle. The United States levies no VAT on these listings, so the monthly and the daily figures are quoted on the same basis and divide cleanly. 200 Continental Drive is absent from the table because it is the one Delaware building Wezoo lists with a private office and no hot desk.
One flag on that table: its one-person prices are the rates as listed. At 1000 North West Street that suite is dated to January 2027, so on what you can actually take there today the sum is $1,230.00 against $89.00, and the break-even moves to 13.82 days.
What the Map Explains About Office Space Delaware Prices — and What It Doesn’t
Delaware is the second-smallest state, 96 miles long and between 9 and 35 miles wide. Wezoo’s five buildings are spread over 76.5 miles, northernmost building to southernmost, from four addresses in the north and one on the coast.
Two of the three office space Delaware towns hold exactly one building each, so “town” and “building” are the same variable for Newark and Rehoboth Beach. No statistical claim about geography is available from five points, and this article makes none. What the coordinates do support is a description.

Three things fall out of that table, and one of them is a warning.
The two downtown Wilmington buildings sit 965 feet apart and charge the same $615.00 — about as clean a control as a small market ever offers. Three miles northeast as the crow flies, the rate drops to $555.00; seven miles southwest, in Newark, it drops again to $489.00. Along that one corridor, the further out you go the less a seat costs.
Then the beach breaks it. 511 N Boardwalk is 75 miles from downtown Wilmington and charges $509.00 — more than Newark, which is 7 miles out. The beach lands between the 3-mile and the 7-mile point of that corridor while sitting at the far end of the state. Read the corridor as a description of four northern addresses, not as a distance rule for Delaware.
One absence is worth naming. Dover, the state capital, has no Wezoo building, and neither does anywhere between Newark and the coast. We checked that by coordinates rather than by name, because “Dover” and “Newark” both match towns in other states.
Office Space Delaware vs the Hourly Market: The Room Is Not the Seat
Being cheap per seat does not make a building cheap per hour. In Delaware the two orders are almost exactly reversed.

Four buildings is too few to put a number on that, so we won’t. One caveat matters more than the ranking: each hourly figure is the entry price for that building’s smallest listed meeting room, and those rooms are not the same size — 4 seats at 901 N Market St and 1000 North West Street, 6 at 200 Continental Drive and 8 at 505 Carr Road. Three habits, in the order they save you money.
Ask for the rate, not the price. The advertised “from” figure is the building’s rate multiplied by the smallest room it happens to list, so it moves for a reason that has nothing to do with value. In Delaware it moves so far that the building with the lowest rate carries the highest headline of the five.
Check the date before you fall for the number. The cheapest suite in a building is not always one you can have. At 1000 North West Street the $615.00 one-person room carries an availability date of January 2027; the cheapest suite you can move into there today is a two-person at $1,230.00. The advertised entry and the obtainable entry differ by exactly one rung. Statewide, 35 of 57 suites are available now, and two buildings — 511 N Boardwalk and 505 Carr Road — are entirely so.
