Search for office space Connecticut and the first thing you meet is a wall of “from” prices, and they run from $235 a month to $1,170. That range is real, and it is also misleading — the office space Connecticut market is a good deal flatter than its own advertising suggests. Wezoo returns 35 Connecticut buildings in the private-office index; 31 of them actually list a private office, and between them they publish 497 priced rooms across 22 towns. The other four carry a placeholder entry with no suite behind it.
Every one of those 31 buildings charges a single rate per seat — the same number for a one-person room and a twelve-person suite. So there are really only 31 rates in this market — one per building — and they run from $235.00 to $639.00 a seat a month. That is a spread of 2.72×. The “from” prices span 4.98×. This guide explains where the extra gap comes from, then ranks ten buildings you can shortlist today. For the wider product picture, start with our complete guide to private office space.

Those five lines are the whole office space Connecticut market on Wezoo, as of August 2026.
What does office space Connecticut actually cost in 2026?
Between $235.00 and $639.00 per seat per month. That is the answer, and it is unusually clean, because the price card in this state does not vary within a building.
We checked all 497 priced suites. At every one of the 31 priced buildings, suite price divided by seats returns the same figure for every room — coefficient of variation exactly zero, 31 buildings out of 31. A one-person room at $269.00 and a thirteen-person suite at $3,497.00 in the same Hartford tower are the same $269.00 rate, applied twice. Nothing else in the listing moves it inside a building. Availability does not: the median seat costs $329.00 in a suite you can take today and $325.00 in one with a start date, and the correlation between having a date and costing more is −0.016. Size does not either, at r = +0.002 between seats and per-seat rate.
So the useful number when you compare office space Connecticut is not the monthly figure in the listing. It is the per-seat rate, and there is exactly one of those per building.

The ten buildings featured below, sorted by the rate rather than the headline. Office space Connecticut rewards reading the right column.
Why office space Connecticut looks twice as unequal as it is
Because a “from” price is a rate multiplied by the smallest room a building bothers to list — and in Connecticut those two things move together.

Twenty-four of the 31 priced buildings list a one-person room. Seven do not; their ladders start at two people. That would be harmless if the seven were a random draw. They are not. Their median rate is $505.00 a seat against $305.00 for the twenty-four, the correlation between rate and bottom rung is +0.466, and every one of the seven charges at least $309.00 a seat, with only one of the seven priced below the state median.
The consequence is arithmetic. An expensive building charges a high rate and multiplies it by two before it advertises, so the gap you see is close to double the real one at the top end. Real spread 2.72×, advertised spread 4.98×, an exaggeration of 1.83×. The order is mostly preserved — rank correlation between the two sortings is 0.941, tie-averaged — but the distances are not. Sorting office space Connecticut by “from” price gets you roughly the right shortlist for entirely the wrong reason.
Two buildings show it best. Darien’s 19 Old Kings Hwy S advertises $1,030.00 against Windsor’s $235.00, a 4.4× gap. Per seat it is $515.00 against $235.00, or 2.19×. Half the apparent difference is a room that Darien simply does not list.
It cuts the other way too. Three of the four most expensive rates in the state — $639.00 and $555.00 in West Hartford, $595.00 in Westport — all keep a one-person room on the card, so they advertise from $639.00, $555.00 and $595.00 and land 25th, 22nd and 23rd respectively in a “from”-price sort of the 31. The most expensive seat in the state shows up 25th of 31 on the number most people sort by.
Where is office space Connecticut cheapest and most expensive?
Office space Connecticut is cheapest in Windsor, at $235.00 a seat, and most expensive in West Hartford, at $639.00. They are 7.6 miles apart.
That sentence is the whole geography section, and it is worth sitting with, because the advertised prices tell a completely different story. Sort by “from” price and the extremes are Windsor and Greenwich — 76.8 miles apart on a bearing of SW, a tidy-looking climb toward New York. Sort by the rate people actually pay per seat and both ends of the market land in Greater Hartford, 7.6 miles apart on a bearing of SSW.
Distance to Manhattan does explain something. Across the 31 priced buildings, the correlation between per-seat rate and miles from Grand Central Terminal is −0.502, which accounts for about a quarter of the variation. Distance from the Connecticut State Capitol runs the other way at +0.427, about a fifth. Neither wins. The eleven priced buildings in the six lower Fairfield County towns from Greenwich to Fairfield do carry a median rate of $465.00 against $287.00 for the other twenty — but the most expensive seat in Connecticut is not among them.
Brand explains about as much as the Hartford map and rather less than the New York one, and less than it looks. Grouping the 31 rates by operator returns an η² of 0.185 against a chance baseline of 0.067 for k = 3 groups over n = 31 buildings, so 2.77× chance. But Regus on its own runs 27 buildings from $235.00 to $595.00 — 2.53×, or 93% of the state’s entire log-spread. The sign over the door is not what you are choosing. The building is. Grouping by town returns a large number that means nothing here: 22 towns across 31 buildings leaves most towns holding a single door, so the town statistic is just the building statistic wearing a different label.
10 best office space Connecticut buildings, ranked by per-seat rate
Ten buildings, ten towns, and ten doors that none of our Connecticut office space town guides features — so this list does not repeat our office space Stamford, office space Bridgeport or office space Hartford picks. Every price below is the published monthly figure from the Wezoo listing, and every per-seat rate is that building’s single rate, not an average across its card.
1. 175 Addison Road — Windsor

What to expect: The cheapest seat in the state sits on Addison Road, 6.8 mi due north of the State Capitol. $235.00 a seat is the floor for the whole of Connecticut, and because the card is flat it holds from the one-person room right up to the ten-person suite at $2,350.00. Thirteen suites, five of them free today. Nothing about the address is glamorous. That is rather the point — you are paying for a door, not a prestige address.
Price: from $235.00 per month for 1 person · $235.00 per seat per month, every suite · 13 priced suites · 1 to 10 seats · ceiling $2,350.00 · 5 available now, 8 with a start date

2. 1224 Mill Street — East Berlin

What to expect: Twenty-five priced suites, the deepest ledger among the ten, running from one person at $245.00 to twelve at $2,940.00. The catch is the calendar: nineteen of those twenty-five carry a start date rather than a key today, the earliest being August 31, 2026. If you can wait, this is the widest choice on the list. If you cannot, six rooms are open now.
Price: from $245.00 per month for 1 person · $245.00 per seat per month, every suite · 25 priced suites · 1 to 12 seats · ceiling $2,940.00 · 6 available now, 19 with a start date

3. Main Street — Middletown

What to expect: Twenty-one suites on one rate, tied with East Berlin for the cheapest seat anywhere outside Windsor. The ladder stops at seven people and $1,715.00 a month, which makes this the lowest ceiling of the ten — a building for teams that are not planning to double. Eight suites are available now. A Main Street address at 72% of what the same product costs in Rocky Hill, 7.9 mi south of the Capitol.
Price: from $245.00 per month for 1 person · $245.00 per seat per month, every suite · 21 priced suites · 1 to 7 seats · ceiling $1,715.00 · 8 available now, 13 with a start date

4. 123 Church St — New Haven

What to expect: The cheaper of New Haven’s two listed buildings, at $255.00 a seat across thirteen suites, ten of them free today. The other one is 0.08 mi away on the same street and charges $305.00 for the same product. Two doors, a two-minute walk apart, a fifth of a difference in rate. If you needed proof that the building matters more than the town, it is here.
Price: from $255.00 per month for 1 person · $255.00 per seat per month, every suite · 13 priced suites · 1 to 11 seats · ceiling $2,805.00 · 10 available now, 3 with a start date

5. Eugene O’Neill Drive — New London

What to expect: The widest ladder of the ten by a distance: one person to twenty-one, $265.00 to $5,565.00, all on the same $265.00 rate. Nowhere else on this list can a two-person start-up and a twenty-one-person office sign into the same building at the same per-seat price. Six suites are open now. For a company that expects to triple, the flat card is worth more here than the headline rate.
Price: from $265.00 per month for 1 person · $265.00 per seat per month, every suite · 13 priced suites · 1 to 21 seats · ceiling $5,565.00 · 6 available now, 7 with a start date

6. 100 Pearl Street — Hartford

What to expect: A tower half a mile from the State Capitol costs $269.00 a seat — less than the Rocky Hill building 8.1 mi south of the tower. Seventeen of the nineteen suites are available now, the highest open-now count of the ten, and the services line is the longest of the ten: nine entries including a restaurant and on-site parking. Hartford is the anomaly this article keeps returning to.
Price: from $269.00 per month for 1 person · $269.00 per seat per month, every suite · 19 priced suites · 1 to 13 seats · ceiling $3,497.00 · 17 available now, 2 with a start date

7. 175 Capital Boulevard — Rocky Hill

What to expect: $339.00 a seat, 26% above the Pearl Street tower 8.1 mi due north of it. Eighteen suites split evenly, nine now and nine dated, and a services list of seven that is second only to Hartford among the ten. The ladder tops out at six people. If you assumed the capital’s suburbs were the cheap option, this is the building that says otherwise.
Price: from $339.00 per month for 1 person · $339.00 per seat per month, every suite · 18 priced suites · 1 to 6 seats · ceiling $2,034.00 · 9 available now, 9 with a start date

8. 2321 Whitney Ave — Hamden

What to expect: 5.4 mi NNE of 123 Church St in New Haven, and $100.00 a seat more. Eleven suites, seven free now, a ladder that runs one, two, three and then jumps to five, seven and nine. That gap matters under a flat card: the rungs a building chooses to list are the only prices it will quote you, and this one lists no four-person or six-person room at all.
Price: from $355.00 per month for 1 person · $355.00 per seat per month, every suite · 11 priced suites · 1 to 9 seats · ceiling $3,195.00 · 7 available now, 4 with a start date

9. 19 Old Kings Hwy S — Darien

What to expect: Here is the trap this article is about. The listed starting price is $1,030.00 a month, 4.38 times Windsor’s. The rate is $515.00 a seat, which is 2.19 times Windsor’s. The difference is entirely the bottom rung: this building lists no one-person room, so its cheapest possible purchase is a two-person suite. Sixteen suites, up to twelve people at $6,180.00, six of them open now.
Price: from $1,030.00 per month for 2 people · $515.00 per seat per month, every suite · 16 priced suites · 2 to 12 seats · ceiling $6,180.00 · 6 available now, 10 with a start date

10. 222 Post Rd — Fairfield

What to expect: The most expensive seat among the ten at $545.00, and the only one of the ten where every priced suite is available now — all nine, no start dates at all. Like Darien it starts at two people, so the advertised figure is $1,090.00. Nine suites is the shortest ledger of the ten, and the services line is the shortest too: two entries. You are buying the Post Road, and the card says so.
Price: from $1,090.00 per month for 2 people · $545.00 per seat per month, every suite · 9 priced suites · 2 to 8 seats · ceiling $4,360.00 · 9 available now
Operator: Regus · Address: 222 Post Rd, Fairfield, CT 06824 · Distance: 47.3 mi NE of Grand Central Terminal · Listed services: breakout spaces and catering.
When is a private office the wrong call in Connecticut?
When you need it fewer than about two days a month — six, if a hot desk is the alternative you are pricing against. A private office is a monthly commitment; the same buildings also sell the day and the hour, and those prices sort almost identically.
Meeting rooms, day offices and hot desks in Connecticut come from the same 35-building set, and 30, 31 and 30 of those doors respectively also list a priced private office. Comparing them is an exact like-for-like rather than an approximation. Across those buildings, day offices run $95.00 to $349.00 a day, median $159.00. Hot desks run $35.00 to $109.00 a day, median $59.00. Meeting rooms run $61.00 to $230.00 an hour, median $126.48.
Two of those three track the suite rate almost perfectly. Correlated against each building’s per-seat private office rate, the day office entry price returns r = +0.906 across 31 buildings and the hot desk +0.929 across 30. A building that is expensive by the month is expensive by the day. The meeting room is the exception: r = +0.374 across 30 buildings — a weak positive, not the near-lockstep of the other two. The hourly room barely tracks the suite rate at all.
The arithmetic is worth doing before you sign. The median Connecticut seat costs $329.00 a month. Against the median hot desk at $59.00 a day that is 5.6 days; against the median day office at $159.00 a day it is only 2.1. So the break-even depends on which product you would otherwise book: for a desk in a shared room, the private office wins from about six days a month; for a lockable day office, from two. If you want office space Connecticut for two or three days a week, the monthly suite is already the cheaper answer.

Office space Connecticut: frequently asked questions
How much is office space Connecticut per month?
Office space Connecticut is advertised from $235.00 to $1,170.00 a month for the smallest suite a building lists, across the 31 Connecticut buildings on Wezoo that price a private office. The more useful figure is the per-seat rate, which runs $235.00 to $639.00 a seat a month with a median of $329.00. A ten-person suite at the cheapest rate costs $2,350.00; a nine-person suite at the highest rate costs $5,751.00.
Why do office space Connecticut listings start at such different prices?
Because the advertised figure is the building’s per-seat rate multiplied by the smallest room it lists. Twenty-four of the 31 priced buildings list a one-person room, so their advertised price is one seat. Seven start at two people, which doubles the number on the listing before you have compared anything. Those seven are also the expensive ones, with a median rate of $505.00 against $305.00, so the two effects stack and office space Connecticut ends up looking 1.83 times more unequal than it is.
Which town has the cheapest office space Connecticut has to offer?
Windsor, at $235.00 per seat per month at 175 Addison Road, which is 6.8 miles due north of the Connecticut State Capitol. Middletown and East Berlin follow at $245.00. The most expensive per-seat rate in the state is $639.00 in West Hartford, 7.6 miles from Windsor — the two ends of the market are closer together than most people expect.
Is office space Connecticut cheaper away from the New York commuter belt?
Usually, but not reliably. The eleven priced buildings in the six lower Fairfield County towns from Greenwich to Fairfield carry a median rate of $465.00 a seat against $287.00 across the other twenty priced buildings. The correlation between rate and distance from Grand Central Terminal is only −0.502, though, and the state’s single most expensive seat is in West Hartford, 95 miles from Manhattan.
Can you rent office space Connecticut offers for a single person?
At 24 of the 31 priced buildings, yes — they list a one-person suite starting at $235.00 a month. The other seven start at two people, so the smallest purchase there is $618.00 to $1,170.00. If a single room is what you need, check the ladder before the headline price; a building can be cheap per seat and still have no small room on the card.
How far ahead do you need to book office space Connecticut?
Not far, for most of the market: office space Connecticut has 265 of its 497 priced suites available now, and 232 carry a future start date. It varies sharply by building. All nine suites at 222 Post Rd in Fairfield are open today, and 17 of 19 at 100 Pearl Street in Hartford; at 1224 Mill Street in East Berlin only 6 of 25 are, with the rest starting from August 31, 2026 onward.
