What does an hour actually buy in Islington?
Three different pricing shapes are running inside these ten buildings, and they behave differently as your group grows. Knowing which one you are on is worth more than knowing the headline rate.
Three of the four Spaces buildings price the room and the seats separately: a fixed charge for the room plus a fixed charge per seat. All three fit exactly — every per-seat step between consecutive sizes is identical to the penny on the ex-VAT figures. Ex VAT the seat charge is £1.27 at Finsbury Park, £2.14 at White Lion Street and £2.74 at Epworth House. The fourth, Northway House, publishes only two sizes, which is too few to tell either way. Because the room charge dominates at small sizes, sizing up on these cards is cheap: going from four seats to six at Finsbury Park adds £3.04 including VAT.
Three of the other six do not run a card at all. At Beton, Riley Studios and Channel the steps between sizes are uneven — Channel charges £20.40 a seat between six and eight and £24.60 between eight and ten. Runway East runs a third shape: seven rooms and two prices, so five and six seats cost the same and eight and ten seats cost the same. On a band card like that the smallest room in a band is the worst value in that band. Uncommon and Old Street publish too few sizes to tell either way.
Per seat the picture rearranges rather than narrows. The lowest seat rate in the borough is £4.15 an hour, on the twelve-seater at Northway House; the highest is £16.80, on the ten-seater at Channel — one of the larger rooms in the set. That is 4.04× between the two, against 5.43× on the headline hourly rates. Sorting by the hourly figure alone tells you as much about room size as it does about value.
Meeting rooms Islington: the cancellation window nobody prices
The rate is the number you look at first. The notice period is published on every one of the meeting rooms Islington listings too, and it moves a great deal further.
Across the 37 rooms, the notice you have to give to cancel runs from 24 hours to 23 days — a 23-fold span on the same product inside three and a half miles. It splits cleanly by operator: all 14 rooms at the four Spaces buildings need 13 days or more, and all 23 rooms at the other six buildings need 24 or 48 hours. There is not a single exception in the set.
Here is the part worth knowing: the notice period does not track the rate. Compare the ten entry rates against the two notice families — which here is the same split as Spaces against the rest — and the variance explained is 0.0662, against a 0.1111 baseline for a two-way split of ten values. That is below chance, which is to say a null. The raw group means do differ, £49.24 against £71.60, but that gap is one building: take out the £180.00 room at Old Street and the two families land at £49.24 and £49.92, with the variance explained falling to 0.0004 against a 0.1250 baseline once you are down to nine values.
The concrete version is sharper. The five cheapest buildings in Islington sit inside £2.93 of each other — £33.17, £36.00 three times, and £36.10. Two of those five lock 13 days ahead, two let you cancel the day before and one asks for 48 hours. The cheapest room in the borough is on a 13-day notice; for £2.83 more an hour, 8.5 % more, Beton and Riley Studios will take a cancellation tomorrow morning.
One caveat on the word operator. Four of the six short-notice buildings are the only building their operator runs in Islington, so in a set of ten you cannot separate an operator policy from a per-building one. What the data supports is Spaces against everyone else, not a general law about brands.
Nor is the notice period a function of room size, although inside the Spaces buildings it looks like one: every room under twelve seats is on 13 days and the single twelve-seat room is on 23. That is one listing carrying the whole pattern. Meanwhile the largest room in the borough, the sixteen-seater at Old Street, sits at 24 hours — a different operator on a single-room listing, so it does not disprove the Spaces rule so much as show how little the rule travels.

That is a £4.80 gap, or 13.3 %, and it is a swap of kit rather than a step up in size — the listing does not say which of the two the price is following. The full ladder runs £36.00 and £40.80 for 4, £45.60 (two rooms) for 6, £76.80 for 10. Cancellation is 24 hours on all five.
3. Riley Studios — 724 Holloway Road, from £36.00 an hour

The northern end of the borough, on the Holloway Road at Archway. Three rooms: £36.00 for 6, £45.60 for 8, £54.00 for 10. Every room lists video-conference kit and wifi and nothing else in the listing. Cancellation is 24 hours. A hot desk in the same building is £42.00 a day.
4. City North West Place — Spaces – Finsbury Park, from £36.10 an hour

It is the largest room in the borough and the highest hourly rate, and at £11.25 a seat it is not the dearest seat — 4 other buildings list a room that costs more per person. What else can you book at the same ten addresses?
At eight of the ten the room is not the only thing on the listing. Six of the ten list a hot desk: £42.00 a day at Beton and Riley Studios, £54.00 at Northway House, and £78.00 at White Lion Street, Epworth House and Finsbury Park. One rate per building, whichever desk you take.
