Read the signs. Every one of them is zero or negative: the rooms that list a camera are a fifth cheaper than the rooms that do not, at every size.
Now count the features instead of naming them. Median price per seat, four-to-ten-seat rooms, by how many amenities the room lists: one feature £10.46, two features £13.80, three £12.00, four £12.19, five £11.60, six £10.73. There is no slope. The room with six listed amenities is cheaper per seat than the room with two.
The mechanism is the operator, not the room. Regus publishes an average of 5.5 amenities per room and charges £11.38 per seat. Spaces publishes 5.3 and charges £10.03. Elementa publishes 2.0 — coffee and wifi, nothing else — and charges £16.88. The amenity list is not a spec sheet. It is a cataloguing habit, and the operators who document everything are the ones running the cheapest rooms.
Even the coffee gives way. Rooms that list free tea and coffee do look dearer — up to a third dearer at ten seats — but the gap collapses to nothing once you compare a single operator against itself. At Oneder the difference is exactly zero per cent. The coffee is not priced either. It is simply mentioned more often by the operators sitting in expensive postcodes.

Seven rooms and one of the flattest price lists in London: £63.60 buys the five-seater or the six-seater; £103.20 buys the eight or the ten. 4. Huckletree — 1 Primrose Street, EC2A 2JN

The closest building in the set: 480 m, a six-minute walk. Five rooms, a clean ladder — four seats £48.00, six £72.00, eight £96.00 — and then a jump to a 22-person room at £240.00, the largest capacity anyone offers within half a kilometre of the station. The four-seater sells by the half-hour.

Five rooms on a tight ladder: six seats £78.46, eight £85.03, ten £91.61. Every one of them carries the full kit — screen, camera, whiteboard, flip chart. It is also the outlier on cancellation, and the outlier on geography: read the two sections below before you book it.

Inside one building: why the same table costs £48 or £60
Shoreditch Exchange lists thirteen four-person rooms. Eight of them cost £48.00. Five cost £60.00. Same building, same floor plate, same four chairs.
The £12 is the window. Every four-seater priced at £60.00 has natural light. Every windowless four-seater is £48.00. The building has enough rooms to have bad ones, so it prices them separately — a 25% premium for daylight that shows up nowhere in the London figures, where natural light is worth nothing at all.
Five hundred metres away, Mindspace charges £72.00 or £120.00 for six seats. There the £48 is the camera: both £120 rooms carry video-conference kit, the £72 room does not. Two buildings, one walk of six minutes. One of them charges you for the window. The other charges you for the camera. London charges you for neither.
This is why the amenity filter fails and the door does not. Book the room, not the building — and certainly not the feature list.
What is the cheapest meeting room hire in Shoreditch?
Two answers, depending on what you mean by cheap.
The lowest number is the £24.00 two-seater at Shoreditch Exchange. The best value is the same building’s thirty-person room at £183.60 — £6.12 a seat, against a district median of £12.75 and a London median of £12.00. Rooms of that size are rare: only 52 of London’s 817 rooms seat thirty or more, and exactly one of them is in Shoreditch. If you are running a workshop rather than a meeting, that single room is the argument for the district.
The odd one out is a ten-seater at the same address for £91.20 — £9.12 a seat, cheaper than everything around it, and its amenity list contains one item: wifi. It is the perfect illustration of the rule above, running in reverse. Nobody documented the room, and the price did not move.
Shoreditch has no postcode
No postal district means Shoreditch. It is the seam where three postal areas meet, and every district that touches it runs away in a different direction. That has two practical consequences for anyone comparing rooms.
First, the names lie in both directions. The Spaces listing called Shoreditch sits at Epworth House, EC1Y 1AA — 815 m from Shoreditch High Street, but only about 300 m from Old Street. The Mindspace listing called Liverpool Street sits at 9 Appold Street, EC2A 2AP, a 505 m walk from Shoreditch High Street. Both are honest descriptions. They just describe different landmarks.
Second, the sixth building in our count — Elementa at 14 New Street, EC2M 4TR, 792 m away — is really Liverpool Street. We counted it because the walk says so, and flagged it because the postcode says otherwise.
