Run by Spaces, on the quay beside Kent Station — you can step off the Dublin train and be in a meeting in four minutes. Five meeting rooms, from a four-person room to a 28-seat space, from €73.60 an hour. Eleven day-office configurations up to ten people. Private offices run from a single desk to 23, and it holds the strongest design and ambiance rating of the three (4.2 out of 5 overall, 4.7 on reachability). It sells no hot desk.
City Gate Mahon 1000 — Bldg 1000, Units 1201 & 1202, T12 W7CV
Regus, five kilometres east of the city centre in the Mahon business district, about fifteen minutes’ drive. This is the only Cork city building on Wezoo with hot desks, and the only one of the three listing on-site parking, a lounge, a coffee and tea bar and wheelchair access. Regus again, on the edge of Clonakilty — roughly 40 kilometres from the city as the crow flies and about an hour’s drive on the N71. It is the cheapest rung on four of the five products and by some distance: €23.37 a day for a hot desk, €60.27 for a day office, €129 per desk per month for a private office. One meeting room, seating ten. Rated 4.35 out of 5.

Hot desks: two buildings, and not the one you expect
This is the honest part of flexible workspace Cork. There is no hot desk on Wezoo in Cork city centre. Horgan’s Quay, the one building on the quays, does not sell one. If you want a shared desk for a day in County Cork you have two options: City Gate Mahon at €60.27 a day, five kilometres east of Patrick Street, or Clonakilty at €23.37 a day, forty kilometres west.
That gap is worth reading twice. The Clonakilty desk is 61% cheaper than the Mahon desk for the same product. If you live in West Cork and were assuming you had to drive into the city to find a desk, you do not — and you would pay two and a half times more if you did. Why does the same meeting room hour cost the same 40 km apart?
Here is the finding that surprised us when we priced flexible workspace Cork rung by rung. Every rung you hold by the day or the month gets dramatically cheaper the further you get from Cork city centre. Per desk per month, a private office falls from €545 on Horgan’s Quay to €299 in Mahon to €129 in Clonakilty — a 76% drop across the county. Day offices fall the same way: €244.77, then €146.37, then €60.27.
The hourly meeting room does not move at all. Horgan’s Quay charges €73.60. Clonakilty charges €73.80. Forty kilometres apart. Twenty cent apart.
Distance discounts the month, not the hour.
Rent that is priced against floor area and address — a desk you hold, a room you hold all day — tracks land value, so it falls as you leave the city. An hourly room is priced against the fit-out, the AV kit and the occasion. Those cost the same in Clonakilty as they do on the quay.
The practical consequence: if you are booking a room for a morning, do not drive out of town to save money, because you will not save any. If you are taking a desk for a year, the drive is worth roughly €5,000 a year per desk.
Private offices: the sticker price is a size, not a rate
Read the headline monthly prices and Cork looks strange. The cheapest private office at Horgan’s Quay is €545 a month. The cheapest at City Gate Mahon is €598 — apparently dearer, in the suburb. That reading is wrong, and it is wrong in a way worth understanding before you sign anything.
Horgan’s Quay sells a one-person office. Mahon’s smallest room holds two. Normalise both to a per-desk monthly rate and the picture inverts: €545 per desk on the quay against €299 per desk in Mahon. Mahon is 45% cheaper, not 10% dearer. Every one of the three buildings prices its private offices at a flat rate per desk — €545, €299 and €129 — so the only thing the headline number tells you is how many people the room holds.
