The seat count moves that number much less than the choice of building does: the cheapest room in the band is at Campus at Warner Center, $1,410 for ten seats, while the cheapest room that seats exactly seven is at Trillium Towers, $2,023. Three more seats, $613 less a month.

Size that headline price before you fall for it. That $1,410 room is 205 sq ft (19 m²), which is about 20 sq ft a seat; the Regus and Spaces rooms in the band run 28 to 43 sq ft a seat. Those are two operators’ own measurements of their own rooms, so it is a reason to go and look rather than a like-for-like comparison.

The seat number beside a room is the operator’s maximum occupancy for it, not a count of installed desks. How many desks, cabinets and a meeting table still fit is something you settle on the viewing. A team of seven to ten will also fit plenty of larger rooms — Los Angeles lists 33 more of them above ten seats, across 14 buildings — but those are priced as bigger offices, and this page stops at ten.

One rate per building, multiplied by your seats

At each of the 18 Regus and Spaces buildings on this page, the monthly price of a private office is one flat per-seat rate for that building multiplied by the seat count. Not just the seven-to-ten rooms — the whole ladder, 414 listings running from one seat to 34, with no exception at any of them. The rate table below and the price table after it are the same arithmetic twice, so you can check any room on this page against it.

Regus and Spaces are two brands of one company, IWG, so this is a single pricing convention rather than 18 firms landing on the same answer — and the other 5 buildings show what a different convention looks like. The five WeWork buildings each publish the same five room sizes (3, 6, 10, 20, 50 seats) at the same five floor areas (7, 12, 19, 38, 129 m²), and there the per-seat rate does move with the room. At Campus at Warner Center it runs $137 at 3 seats, $152 at 6 seats, $141 at 10 seats, $140 at 20 seats, $135 at 50 seats.

Multiply a rate by a seat count and you have that building’s monthly price for a room that size.

Almost the same room, $4,340 apart

If the rate is fixed per building, the next question is what the expensive buildings give you for it. Floor area is not the answer. Across the 59 Regus and Spaces rooms in the band, floor area per seat runs 2.60 to 4.00 m², and both of those extremes sit in one building, 21031 Ventura Boulevard. Take that building out and the other 55 rooms run 3.00 to 3.89 m² per seat. Meanwhile the per-seat rate runs $289 to $909. The room barely changes; the rate more than triples.

Put the two ends of that rate card side by side. Trillium Towers lists a seven-person interior room of 291 sq ft (27 m²) at $2,023 a month. Century Plaza Towers lists a seven-person interior room of 280 sq ft (26 m²) at $6,363 a month. Same brand, same room type, same seat count, 11 sq ft between them, and $4,340 between the monthly prices.

What the listings record as the difference is geography and nothing else. The second room is in Century City, a 176-acre business district on the Westside about ten miles west of downtown; the first sits 13.6 miles northwest of it in the San Fernando Valley, near Warner Center. Both are inside the city limits. What the extra $4,340 a month buys beyond the address is not in either listing, and it is the first thing to ask on a viewing.

The seat rate also settles the window, and this is where it pays you. Of the 64 rooms, 40 are listed as external and 19 as internal; 5 carry no room-type label. Where one building lists both kinds at the same seat count — 9 of the 12 building-and-size combinations that hold more than one room — the two carry the same monthly price, because the price follows the seat label and nothing else. Thirteen of these buildings list more than one size in the band. In 12 of those 13, the rooms get bigger as the seat label does.
