The two WeWork buildings are the exception, and they are the whole story. Neither lists a one- or a two-desk suite. Both start at three desks for $530.00, which puts them joint 25th of 32 in a cheapest-first headline sort — the top quartile by price. Divide by three and the rate is $176.67, below every one of the other 30 priced buildings in the state. Tennessee’s cheapest seat is hiding in the expensive end of the list.

One building on that list, Spaces at 145 Bear Crossing in Mount Juliet, appears in the private-office listings but publishes no suites and no rate at all — so it is counted among the 33 and excluded from every price figure here. It does list a hot desk and a day office.

Does the town change what you pay in Tennessee?

Less than chance would. Town labels explain 17.88 percent of the variation in seat rates across the 32 priced buildings, against the 32.26 percent you would expect by accident from 11 labels spread over 32 buildings. Six of the 11 priced towns hold exactly one building, so the label is often just a building wearing a place name.

The clearest test is inside one town. Two Brentwood buildings half a mile apart charge $319.00 and $345.00 a seat. And the state’s two rate extremes — $176.67 at 18th & Chet and $495.00 at 222 Second Avenue — sit as little as 1.38 miles apart, both in Nashville. The whole price range of the state fits inside 1.38 miles of one city. Sorted on headline price instead, the extremes look 16.73 miles apart, which is a distance the advertising invents.

Brand does more work than geography: the four names explain 44.69 percent of the spread against a 9.68 percent baseline. But Regus alone spans $235.00 to $389.00 across its 23 buildings, which is 48.9 percent of the state’s entire log-spread on its own. Roughly half of what looks like a brand effect is the building.
