3-6 person office space Belfast: 42 rooms across 6 buildings, £525 to £2,100 a month, 8 to 27 m²

A Belfast team of four does not shop the way a Belfast team of forty does. You are not taking a floor. You are taking one room, this quarter, and you want to know what it costs, how big it is and when you can carry the chairs in.

Wezoo lists 42 private-office listings in Belfast with a stated maximum occupancy of three to six people — call it the three-to-six band — spread across 6 addresses. That is 35% of the 120 priced Belfast private-office listings Wezoo publishes. Rent for 3-6 person office space Belfast runs from £525 to £2,100 a month per room. If you want the product explained rather than priced, start with the complete guide to private offices; for every Belfast workspace type in one place, the wider Belfast office space guide covers meeting rooms and desks too.

One definition before the numbers, because every figure below rests on it. The person count on a listing is the stated maximum occupancy of the room, not a count of desks. This page calls that number the room’s label. How many desks, storage and a small meeting table actually fit is something you settle at the viewing. So read the floor area, not just the person count — and on this page you can, because every room in the band carries one.

  • Floor area per room: 8 m² to 27 m²

  • Share of Wezoo’s Belfast private offices: 42 of the 120 listings that publish a price

  • Brands: Regus (3 buildings), HQ, Signature and Clockwise (one each)

  • Minimum term stated: one month on 41 of the 42 listings

  • Rooms the listings state are available now: 1 of the 42; the other 41 either carry a future date or no date at all

Every figure quoted here for 3-6 person office space Belfast was read from the live Wezoo listings on 13 September 2026. Prices are the starting monthly rent the operator publishes for the whole room. Counts are per listing unless a line says otherwise.

What does 3-6 Person Office Space Belfast cost?

Listings for 3-6 person office space Belfast run between £525 and £2,100 a month for the room, with a median of £875. That is a four-fold spread across the band; even at a single label it reaches two-fold. Which building you walk into does most of the work.

Two things to hold on to before you budget from those figures. Each one is the starting monthly rent the operator publishes for the room, so it is the bottom of a quote rather than the quote. And the listing states nothing about what sits on top of it or inside it — tax, business rates, service charge, electricity, cleaning, connectivity. Ask for the all-in monthly number in the same message you ask for a viewing.

There is a shortcut, and it belongs to the operators rather than to Belfast. Five of the six buildings are run under brands owned by International Workplace Group — Regus at Forsyth House, Great Victoria Street and Arnott House, HQ at Weavers Business Park, Signature at Pearl Assurance House — which is 41 of the 42 rooms. IWG prices a private office as one rate per head per building. Divide any published rent in the band by the room’s stated maximum occupancy and every listing at one address returns the same figure, all 42 of them.

Building Brand Rent ÷ stated maximum occupancy Listings in the band
Weavers Business Park HQ £175 per person, per month

11

Forsyth House Regus £189 per person, per month

13

Great Victoria Street Regus £219 per person, per month

10

Arnott House Regus £229 per person, per month

4

Pearl Assurance House Signature £309 per person, per month

3

Clockwise Belfast Clockwise £350 per person, per month

That third column is a calculation, not a rate any listing publishes, and it is not the rent — the rent is that figure multiplied by the room’s stated maximum occupancy. Use it to rank the six addresses before you look at a single room. Above the band it slips once: Clockwise Belfast lists four ten-person rooms, three at £3,500 and one at £4,150.

13–15 m²

6 people 7 5 £1,050 – £2,100 £1,314

16–27 m²

Read every row per listing, not per address. Three buildings — Forsyth House, Great Victoria Street and Weavers Business Park — list all four labels; Arnott House lists only a three and a five, Pearl Assurance House only a four and a six, and Clockwise Belfast only a six. The single 27 m² room at Clockwise Belfast sits at the top of both the size and the rent range for a six.

3-6 Person Office Space Belfast: the label tells you the room

Once you know the building and the label, you know the rent. The more useful fact is that you also, almost always, know the size. Group the 42 listings by building and label — 17 groups, 4 of which hold a single room — and take the median room in each. 41 of the 42 rooms sit within 1 m² of the median room at their own rent. Pick a five at Weavers Business Park and you are getting 13 or 14 m² for £875. Across 3-6 person office space Belfast there is one hidden good one, and the next section names it.

The same holds going up the ladder. Compare the largest room a Belfast building lists at one label with the largest it lists at the next person count it publishes above that one, within the same address, across every Belfast private office from a one to a forty-six: 65 steps. In 63 the bigger label brings a bigger room, one is a dead heat, and one goes backwards.

The one room that breaks it

Forsyth House, four people, £756 a month. Four rooms carry that label and that rent: 10 m², 10 m², 12 m² — and 17 m². That fourth room is 5 to 7 m² above the other three — 6 m² above their median — and it is the only listing in the band more than 1 m² from the median room at its own rent. It is also bigger than anything Forsyth House labels a five (14 m²) or a six (16 m²), while costing £378 a month less than either of its six-person rooms. The backwards step in the paragraph above is this room. The dead heat is elsewhere in the same building, seven labels higher: Forsyth House’s largest eleven and its largest twelve are both 30 m².

Six square metres is a long way out of pattern. Run the same check on the 197 listings this band has at Regus, Spaces, HQ and Signature buildings in Manchester, Leeds and Glasgow — 18 addresses — and not one room is more than 2 m² from the median room at its rent. So if you are viewing at Forsyth House with four people, name that room.

There is a mirror image just above the band, and it is worth knowing before you scale. Clockwise Belfast lists four ten-person rooms. Three are £3,500 a month at 40, 40 and 42 m². The fourth is £4,150 at 36 m². That is the one place in Belfast where the rent moves without the label moving, and the dearer room is the smallest of the four.

What the rent does not decide: the window

Each listing classifies its room as external or internal — an outside wall, or not. Because the rent is set by the building and the label, that classification is free: in nine of the 13 groups that hold more than one room you can have either kind at the same rent. Ask which one you are being shown, because nobody will charge you for the difference.

That makes the window the one specification in this band that you can simply choose.

And the interior rooms are not the small ones. That is the natural guess, and it is wrong. Across Belfast’s nine both-kind groups the outside-wall rooms are larger in three, the same size in five, and smaller in one. Nine groups settle nothing on their own, so here is the same count over every Wezoo private-office group in Manchester, Leeds and Glasgow that holds both kinds of room — 83 groups, at every room size and every operator: 38 larger, 18 the same, 27 smaller. Narrowed to the three-to-six band alone it is 41 groups, 15, 11 and 15. No systematic gap in either direction.

One listing in the band publishes no classification at all: the 27 m² room at Clockwise Belfast. The other 41 each carry one.

The six buildings that list 3-6 person office space Belfast

Measured from 1 Donegall Square East, one of the six addresses, every other building in the band is within 1.1 km in a straight line (the furthest, Weavers Business Park, is 1.0 km south-west). Below is the whole of 3-6 person office space Belfast, one row per room — one row is one listing, and every listing in this band is a single room: what it costs, how big it is, whether it has an outside wall, and what the listing says about a start date.

Clockwise Belfast, 0.4 km north-north-east of Donegall Square East, lists one room in the band, at £2,100 a month. At 27 m² it is the most floor space any listing in the band offers a team of six, and it is the only one the listings say is available now. Request a quote for Clockwise Belfast on Wezoo.

Four of the 42 rooms are the only room at their building and label: the Clockwise six, the Great Victoria Street six, the Weavers Business Park six and the Pearl Assurance House four. There is nothing at the same address and label to hold them against, so they sit 0 m² from their own median by construction: the 41-of-42 figure above is really 37 of the 38 rooms that had another room to be measured against, plus four that could not have failed. The room-to-room counts are drawn from the other 13 groups.

What each building shares

Facilities are published for the building, not for the room. The rooms themselves list none, so this table is the whole of what these listings say about the rest of the space.

A dash in that table means the building’s listing does not name the facility, not that the building lacks it — so read the Yes cells and ask about everything else. Wheelchair access is named at five of the six, catering at all six, and a lounge, phone booths and parking at four or five apiece. If step-free access matters to you, put it in the enquiry rather than inferring it from the table.

When can you move into 3-6 person office space Belfast?

This is the weakest column in the data, and it is worth knowing that before you plan around it. Of the 42 rooms in the band: 31 publish no start date at all, 10 carry a start date in the future — from 1 November 2026 to 1 July 2028 — and 1 carries a note reading “Available now” in place of a date. None carries a date that has already passed, and none carries any other kind of availability note, so those five states account for all 42.

So the page can prove exactly one room is free today — the £2,100 room at Clockwise Belfast — and nothing about the other 41 beyond the dates printed above. A blank start date is an absence of information, not a vacancy. If your own lease ends on a fixed day, that is the first thing to put in the enquiry.

The forward-dated rooms sit at four of the six buildings (Forsyth House, Great Victoria Street, Pearl Assurance House, Weavers Business Park). Nine of the ten have an undated room at the same rent in the same building, so ask about both. The exception is the £1,314 six-person room at Great Victoria Street, dated 1 July 2028: it is the only room at that rent in the building, and there is nothing undated to ask about beside it.

On term the listings are consistent: 41 of the 42 state a minimum of one month and the remaining one states no minimum. A one-month minimum is what separates a serviced private office from a commercial lease, and it is why a four-person team can commit to a Belfast room by the month rather than for the next five years, once the operator confirms a start date.

That short term is the defining feature of 3-6 person office space Belfast: you are licensing a room by the month, not signing for a floor by the decade.

A private office is a monthly agreement you arrange with the operator, not an hourly or daily booking. All six of these buildings also list hot desks on Wezoo, and five publish day offices; all six list meeting rooms, five of them with a price. Those you book instantly. The rooms on this page are an enquiry.

What should you ask before you view 3-6 person office space Belfast?

The listings behind 3-6 person office space Belfast settle four things well — rent, floor area, window and person count. They settle nothing below, and every item here can move your monthly number or your move-in date.

  1. Which room, exactly. Nine of the 13 multi-room groups hold more than one size at one rent, and 25 of the 42 rooms in the band have an outside wall. Name the floor area and the window when you enquire, not just the person count.

  2. What the rent includes. The listing publishes one monthly figure and nothing about what sits on top of it or inside it. Ask about tax, rates, service charge, electricity, cleaning and internet as one question, and ask for the all-in monthly number.

  3. Whether the room is furnished. The person count is a maximum occupancy, not a desk count, and no listing says what is already in the room.

  4. Access hours. Nothing in these listings establishes when the building opens, closes or lets you in at a weekend.

  5. Deposit and notice. A one-month published minimum is the start of the conversation, not the exit terms.

  6. The real start date. 31 of the 42 rooms publish none, so ask per room rather than per building.

To sanity-check a floor area against your own headcount before you view anything, the guide to how much office space per person works through the arithmetic.

Small firms dominate the Northern Irish register. The Department for the Economy reports that 89.4% of VAT or PAYE registered Northern Ireland businesses employ fewer than ten people — 73,880 of 82,680 — and that Belfast is the district with the most businesses, at 12,100. A team that fits a three-to-six-person room sits inside that group, though the register does not break out three to six on its own.

3-6 Person Office Space Belfast: frequently asked questions

How much is 3-6 person office space Belfast per month?

Wezoo lists 42 private-office rooms in Belfast with a stated maximum occupancy of three to six people, and the published monthly rent per room runs from £525 to £2,100. The median is £875. Divide any of those rents by the room’s stated maximum occupancy and every listing at one address returns the same figure, from £175 per person per month at Weavers Business Park to £350 at Clockwise Belfast.

How many buildings list 3-6 person office space Belfast?

Six. Wezoo publishes private-office listings at seven Belfast buildings, but one of them — 65-69 Dublin Road, run by Hubflow — lists no room detail or price at all. Every one of the remaining six lists at least one room for three to six people: Forsyth House, Weavers Business Park, Great Victoria Street, Arnott House, Pearl Assurance House and Clockwise Belfast. Five are run under IWG brands — Regus, HQ and Signature — and the sixth is Clockwise.

Does the person count tell you how big the room is?

In Belfast, almost always. Group all 42 three-to-six-person listings by building and occupancy label, take the median room in each group, and 41 of the 42 rooms sit within 1 m² of it. The single exception is a 17 m² four-person room at Forsyth House, which is 5 to 7 m² above the other three rooms sharing its £756 rent and larger than anything Forsyth labels a five or a six.

Do two rooms at the same rent have the same floor area?

Usually not, but the gap is small. Nine of Belfast’s 13 building-and-occupancy groups that hold more than one room hold more than one floor area, and only 16 of the 43 same-rent room pairs in the band match exactly. The spread is tight all the same: in every group but one, no room is more than 2 m² from any other room at its rent, and only one room in the whole band is more than 1 m² from the median room at its rent — the 17 m² four-person office at Forsyth House, at £756 a month.

Does an interior room cost less than one with a window?

No. The rent is set by the building and the occupancy label, so an interior room and an outside-wall room of the same label at the same address carry the same rent — and in nine of Belfast’s 13 multi-room groups both kinds are available at that one rent. The interior rooms are not smaller either: across all 83 groups at Wezoo’s Manchester, Leeds and Glasgow private offices that hold both kinds of room, at every room size, the outside-wall rooms are larger in 38, the same in 18 and smaller in 27.

What is the minimum term on 3-6 person office space Belfast?

Forty-one of the 42 listings state a minimum of one month; the remaining listing states no minimum. A one-month minimum is what separates a serviced private office from a commercial lease. Terms are confirmed by the operator when you request a quote, so treat the published minimum as the starting point of that conversation rather than the final contract.

Can I book a Belfast private office instantly on Wezoo?

No. Meeting rooms, hot desks and day offices on Wezoo are booked instantly; private offices are an enquiry. You can see the monthly starting rent, the room’s floor area, its stated maximum occupancy, whether it has an outside wall and any published start date, then request a quote and deal with the operator directly on term, fit-out and move-in date.

Is the person count on a listing the number of desks?

No. It is the maximum occupancy the operator states for the room. How many desks, storage units and a small meeting table fit inside the room is something you establish at the viewing, which is why the floor area is published beside the rent for all 42 rooms. In Belfast’s three-to-six band the rooms run from 8 m² to 27 m².

Ready to shortlist a Belfast office for three to six?

Wezoo brings all six Belfast buildings with a room for three to six people into one place, so you can compare rent, floor area, window and stated capacity side by side and then request a quote from the operator you pick. Every one of the six buildings listing 3-6 person office space Belfast links straight to its rooms on Wezoo. No membership, no subscription.

  • Floor area is the value each listing publishes in square metres, present on all 42 rooms in the band.

  • The listing classifies a room as external or internal; this page renders those as outside wall and interior. 41 of the 42 rooms carry a classification, one does not.
