Why does one Aventura address say “Miami”?
Because a city field and a city are not the same thing. Wezoo’s record for 20801 Biscayne Boulevard carries Miami on its city line and -in-miami in its URL. The street address on that same record is 20801 Biscayne Blvd, ZIP 33180 — the same ZIP as Turnberry Plaza, whose city line reads Aventura.
Both buildings come back from the same Wezoo query for Aventura. That is what puts them both in this guide and why both appear under Aventura here. Two city names therefore attach to the Biscayne Boulevard building inside Wezoo’s own data: Miami in its city field, Aventura in the area it is returned under.
For most workspace searches this would be trivia. For a virtual office it is the product. What Florida asks of a business address
Florida does not regulate virtual offices. It regulates what a registered entity must maintain, and that is a narrower and stricter thing. Under Fla. Stat. § 605.0113, every limited liability company and every foreign LLC with a certificate of authority must “designate and continuously maintain in this state” both a registered office and a registered agent — and the agent, if an individual, must reside in Florida and have a business address “identical to the address of the registered office”. The statute also requires the agent to file a written acceptance of the appointment.
Two consequences follow. A registered agent is a person or an authorized entity who accepts service of process, not a mailbox, so a virtual office Aventura plan is not by itself a registered agent service unless the operator sells one and says so. And the registered office address and the agent’s business address have to match, which is a question to put to the operator directly rather than assume. Confirm the current requirements with the Florida Division of Corporations before you file.

What the USPS asks before your mail arrives
If the operator behind a virtual office Aventura address receives mail on your behalf, it is acting as a Commercial Mail Receiving Agency, and the paperwork is federal. USPS PS Form 1583 is titled “Application for Delivery of Mail Through Agent”, and the form defines the agent as the CMRA.
The form is specific about identification. Each person listed to receive mail at the box “must, upon request, present two forms of valid ID to the Postal Service”, and the signature is witnessed: page 2 carries a notary block, and the agent or an authorized employee may witness the signature instead of a notary. Will a bank accept a virtual office address?
That is the bank’s call, not Florida’s and not the USPS’s. The federal rule sets the floor. Under 31 CFR § 1020.220, a bank must collect an address before opening an account, and for anything other than an individual — a corporation, a partnership, a trust — that address is “a principal place of business, local office, or other physical location”.
The rule’s test is a physical location, and a street address in a commercial building is one. Whether a given bank treats a virtual office Aventura address as your principal place of business is a policy question each institution answers for itself, and many ask for supporting documents. Ask before you open the account rather than after.
One related piece of housekeeping: if you change the address the IRS has on file for your business, that is Form 8822-B, which covers a change of business mailing address, business location or responsible party. The IRS notes that “changes in responsible parties must be reported to the IRS within 60 days”.

At Turnberry Plaza the 21 offices run from $545.00 for a 1-person office to $3,815.00 for a 7-person one. The per-person rate there is $545.00, the same figure as its lowest-priced listing, because that listing holds one person. All of these are starting prices.
Neither building lists a six-person private office, so a team of six is looking at a seven-person room at either address. Turnberry Plaza is the only one of the two listing a one-person private office.
Availability needs reading carefully: 13 of the 17 offices at 20801 Biscayne Boulevard and 17 of the 21 at Turnberry Plaza publish no future start date, and the rest carry dates running from September 2026 to August 2027.
