What does office space Virginia pricing actually look like in 2026?

The median private office in Virginia starts at $499 a month. The cheapest published room in the state is $249 in Chesapeake; the most expensive entry price is $5,554 at a converted warehouse floor in Old Town Alexandria. Most teams land between $300 and $800, which is the honest office space Virginia budget for a one to six person room.

Read that table quickly and you reach an odd conclusion: Richmond is the most expensive private office market in Virginia, dearer than the Washington suburbs. That conclusion is wrong, and the next section explains why.

Why Richmond looks pricier than Northern Virginia — and isn’t

Two things distort that table, and both are invisible if you only read the headline number.

First, the sample has a hole with a zip code. Twelve of the 59 buildings publish no starting price at all. That missing data is not scattered randomly: eight of the twelve belong to a single operator, Gather Workspaces, and all eight of their buildings sit in Richmond and Hampton Roads. Not one is in Northern Virginia. So Northern Virginia publishes 97% of its prices, while Richmond publishes 58% and Hampton Roads 64%. The Richmond median is calculated almost entirely from national chain product, because the local independent operator that would pull it down never enters the arithmetic.

Second, a “from” price prices a different-sized room in each metro. The cheapest published suite in a Northern Virginia building holds a median of one person. In Richmond it holds two. Comparing those two numbers compares a private phone-booth office with a two-desk room and calls the difference geography.

Divide by desks and the picture changes. Per desk, the medians run $392 in Northern Virginia, $375 in Richmond and $313 in Hampton Roads — Richmond is now the cheaper of the two big markets, not the dearer. Hold the operator constant as well, comparing only Regus buildings, and Northern Virginia sits at $375 per desk against Richmond’s $365. A 47% gap becomes a 3% gap. It was never a gap.

The one-line version

A “from” price tells you the smallest room in the building. It does not tell you the price of the building.

This is worth doing yourself before you shortlist anything. Virginia is a genuinely mixed market — the largest operator holds 46% of buildings, not the 85% you see in some states — so operator choice really does move your rent, and the correction really does work. Where one chain dominates a state, the same arithmetic changes nothing at all.

The other lesson hides inside the buildings. Across the 45 Virginia buildings with more than one priced suite, the gap between the cheapest and dearest office under a single roof runs a median of 7×. At 223 E. City Hall Ave in Norfolk it reaches 60×, from $329 to $19,740. The address on your lease matters far less than which door inside it you take.

Which Virginia metro should you choose?

Northern Virginia holds 29 of the 59 buildings and every one of the state’s WeWork and Enclave addresses. Choose it for federal contracting, cleared work, and proximity to Washington.
