That is a 3.57-fold gap between two buildings a mile and a bit apart, on a bearing of roughly south-south-east.
Seven buildings contain the whole state
The seven private-office buildings within two miles of North Washington Avenue span $121.80 to $435.00 a seat — which is the entire Minnesota range. The other 21 priced buildings, reaching as far as 58.8 miles from downtown, add nothing to it. Every one of them falls inside a band that downtown already covers.
Run the usual geographic tests and they all come back empty, which is what you would expect once the extremes turn out to be neighbours. The correlation between a building’s distance from downtown Minneapolis and its per-seat rate is −0.15, explaining about 2% of the variation.
