Four more do list a one-desk suite, and it is that one-desk price you see on the listing — but that suite carries a future move-in date, so the smallest room available now is the two-desk one. In each of those four, the price you can act on today is exactly 2.000 times the price on the listing.

Does the operator or the town set the rate?

Mostly the individual building. But the town term is not empty, and it is worth being precise about which part of it survives.

Regus runs thirteen of the fifteen buildings, HQ one and Spaces one. Grouping the rates by operator returns an eta-squared of 0.50 against a chance floor of 0.14 for three groups over fifteen buildings — 3.5 times chance, which looks decisive until you notice that two of the three groups hold a single building each. The coefficient is not the evidence here. The within-brand spread is. Regus alone runs from $105 in Monroe to $319 in Baton Rouge, a 3.04-fold range against 3.80-fold across all fifteen, so one chain on its own covers four-fifths of the range in fold terms. A buyer who picks by logo is not picking by price.

Town is close to a null on the headline statistic. Eta-squared by town is 0.72 against a floor of 0.50 for eight towns over fifteen buildings, or 1.45 times chance — barely above what you would get by grouping at random. Five of the eight towns hold exactly one building, so most of that term is a building wearing a town’s name.

The ends of the office space Louisiana table do better than that coefficient suggests. Baton Rouge’s four buildings average $303 a desk against $200 for the other eleven, and they hold three of the four highest rates. The two northern buildings, Monroe at $105 and Shreveport at $169, are the first and third cheapest of the fifteen. When should you choose a private office over a day pass?

The three products you rent by the period move together. The room you rent by the hour does not follow them, so a building that is expensive for a desk is not reliably expensive for a meeting room.
