Austin runs -0.613 (p = 0.009): its desks get cheaper as you drive out. San Antonio runs +0.758 (p = 0.0010) and Houston +0.354 (p = 0.015): theirs get more expensive. Pooled, the opposing slopes flatten the statewide line to nothing. That is the whole reason the statewide figure is a null.
The practical version is on this page. Katy and Baytown are both about 24 miles from downtown Houston and differ by $46 a day. Bedford and Southlake are both Dallas–Fort Worth suburbs inside twenty miles of a core, and differ by $50. Distance from a downtown is not what you are paying for.
