A coworking space SoMa founders can actually book by the day is a shorter list than the neighbourhood’s reputation suggests. Wezoo lists two buildings inside South of Market that take instant day bookings — and they hold the cheapest desk in San Francisco and the most expensive one, 376 metres apart. That is the whole spread of the city’s day-rate market, inside a four-minute walk.
This guide gives you the real numbers behind every coworking space SoMa and the Financial District have on the platform: seven buildings, the day rate at each, how many desks are actually behind the door, and the walk between them. If you want the wider background first, start with our complete guide to coworking; if you want to see the whole city rather than one district, we have a separate guide to coworking space in San Francisco.

Coworking space SoMa: what a day desk costs in 2026
Two rates, and they are the two extremes of the city. 71 Stevenson Street is $65 a day. 95 Third Street is $99. Nothing in San Francisco is cheaper than the first; nothing is dearer than the second. The gap is $34 — a 52% premium — for a walk that takes about four minutes and crosses no boundary at all.
Put the city’s nine day rates in a row and the shape is clear: $65, $75, $75, $89, $89, $89, $89, $95, $99. Six of the nine sit between $75 and $95, which is why the median lands at $89. San Francisco is priced almost exactly like Manhattan, where the island median is $92 across 24 buildings — see our breakdown of coworking space in Manhattan — and well above coworking in Downtown LA, where the median day desk is $67.
One more number worth carrying: across the wider Bay Area, Wezoo lists 52 coworking buildings and 360 desks, and the most expensive desks in the region are not in the city at all. They are on the Peninsula — Palo Alto, Menlo Park, Mountain View and Santa Clara all reach $129, and one San Jose door reaches $139. San Francisco is not the expensive end of the Bay Area. Silicon Valley is.
Which SoMa buildings take day bookings?
Two, and they could hardly be less alike. 95 Third Street (Spaces) is a 16-desk floor by Yerba Buena Lane with reception, phone booths and a lounge. 71 Stevenson Street (Regus) is a three-desk room on an alley off Market. One is the biggest coworking room in SoMa; the other is the cheapest desk in the city.
SoMa’s other flex buildings on Wezoo — the towers around Mission Street and the Embarcadero — are listed for private offices rather than day desks. That is why the drop-in list is short: it is a question of which product each building sells, not of how much desk space exists in the neighbourhood. If you want the difference between the two models spelled out, we have flexible workspace explained in one place.

Why every coworking space SoMa lists sits on Market Street
Here is the finding that no listing page will tell you. Measure each SoMa desk building’s distance to Market Street — the boundary the neighbourhood is named after — and both of them are hugging it. 71 Stevenson is 56 metres south of Market. 95 Third Street is 110 metres south. SoMa itself runs roughly two and a half kilometres south, to Townsend Street and the ballpark.
Past about 400 metres south of Market, the bookable desk disappears. South Park, Rincon Hill, Mission Bay, Dogpatch, Potrero, the Mission: zero instantly bookable coworking desks between them on Wezoo. Every single one of San Francisco’s 78 desks sits within 1.9 km of Montgomery and Market, and eight of the nine buildings are inside 700 metres of it.
So the district’s day-desk supply is not really a SoMa market. It is the Financial District’s supply, spilling one block over the line. SoMa’s desks hug Market Street. Walk south and the day rate doesn’t rise — it runs out.
And the tempting conclusion — that desks get cheaper as you move away from the towers — is not there in the data. Across the nine San Francisco buildings, the correlation between distance from Montgomery and Market and the day rate is −0.15. That is nothing. The cheapest desk in the city ($65) and the dearest ($99) are both a two-minute walk from that intersection. The district is not the price. The doorway is.
SoMa vs the Financial District vs the Mission: the San Francisco spread
| Area | Buildings | Desks | Day rate | Median |
|---|---|---|---|---|
| SoMa (south of Market) | 2 | 19 | $65 – $99 | $82 |
| Financial District & waterfront | 6 | 52 | $75 – $95 | $89 |
| Mid-Market / Civic Center | 1 | 7 | $75 | $75 |
| Mission, Mission Bay, Dogpatch, Potrero | 0 | 0 | — | — |
Read the ranges, not the medians. SoMa’s two doors contain the Financial District’s six, end to end.
The Mission row is the one that surprises people. San Francisco’s most-written-about creative neighbourhood has no bookable day desk on the platform at all — and neither does Mission Bay, where a good share of the city’s biotech and startup headcount now works. If you are based south of Highway 80 and you need a desk for a Tuesday, your options are on Market Street. The 1390 Market Street building (Fox Plaza, $75, seven desks) is the western outpost, 21 minutes’ walk from 95 Third.
What does a private office cost in the same buildings?
Every SoMa and Financial District door on this list also rents private offices and day offices, and the arithmetic between the products is remarkably stable. Across the eight San Francisco buildings that sell both, a private day office costs 2.65× to 3.02× the hot-desk rate at the same address — a median multiple of 2.87. At 95 Third Street the desk is $99 and the day office is $299. At 71 Stevenson it is $65 and $189.
Closing a door costs roughly three times as much as taking a seat, and it costs that same multiple at every address in the city. The building changes the price. It does not change the ratio.
For a permanent seat, private offices in these buildings start at around $379 to $910 per person per month, and the crossover is the number to hold on to: at roughly six desk-days a month, a fixed office starts to make more sense than booking loose.
How far ahead should you book a coworking space SoMa desk?
Further ahead than you think, and for one reason: depth. The median San Francisco coworking building on Wezoo holds eight desks. 71 Stevenson holds three. A Tuesday morning in a three-desk room is a genuinely scarce thing, and no waitlist will tell you it went.
Two working rules. If you want the cheap SoMa desk, book it the week before. If you are flexible on the address, check 95 Third first (16 desks) and Levi’s Plaza second (20) — the two deepest floors in the city are the two that are almost always open.
SoMa sits on the busiest transit spine in the city, which is what makes the four-minute walk between its two desks so cheap in time terms.
Montgomery St station puts BART and Muni Metro under both buildings: BART station information for Montgomery Street.
The neighbourhood’s warehouse-to-tech history explains the building stock you will be working in: South of Market, San Francisco.

South of Market invented the idea of paying for a desk by the day. Two decades on, it still sells one — you just have to know that both of its counters are on Market Street, and that the four minutes between them are worth $34.
