Coworking space Florida: brand or town, which one moves the price?
Every hot-desk building in our Florida set is run by Regus, HQ or Spaces, so the honest first question is whether the brand is the price. Compare the two explanations properly and the answer is uncomfortable for both.
Grouping the 113 rates by town explains 54.7% of the variation, against 12.6% for brand — geography looks 4.3× the better story. But 55 towns over 113 buildings is a very fine grouping, and a grouping that fine explains 48.2% by chance alone. Brand, with three groups, has a chance floor of only 1.8%. Measured against their own floors, brand scores 7.06× and town scores 1.14×. Correcting for the number of groups does not merely shrink the geography effect here; it reverses the ranking, and brand ends up 6.2× the stronger of the two.
Which is not the same as saying brand decides it. Median rates run $59 at HQ, $65 at Regus and $79 at Spaces — a spread of 1.34× top to bottom. The spread inside each brand is far larger: 3.4× at HQ, 3.76× at Regus, 5.83× at Spaces. And in the 11 towns that hold both an HQ and a Regus building, comparing each brand’s median rate in that town, Regus comes out dearer in 5, HQ in 4, and in 2 the two medians are identical — a coin flip.
So neither label is doing the work in coworking space Florida. The state has a rate card, the buildings are placed on it one at a time, and the unit that carries the price is the building. Book the door, not the ZIP code.
Coworking space Florida spans two time zones
Most of Florida runs on Eastern Time, but ten counties in the northwestern panhandle are wholly or partly in the Central Time Zone (Wikipedia: Time in Florida). Our door set splits exactly that way: 109 buildings are recorded as America/New_York and 4 as America/Chicago — Crestview, Milton, Miramar Beach and Panama City Beach.
That matters more than it sounds. A published opening time is local, so an 8:30 start in Milton happens a full hour after an 8:30 start in Miami. If you are coordinating a panhandle desk with colleagues on the peninsula, you lose an hour off the front of the shared day — and because daylight saving time is observed throughout Florida, that hour never comes back at any point in the year. The four Central Time buildings are also all in the cheaper half of the card, topping out at $49.
What else the same buildings offer
Almost every Florida hot-desk building also sells privacy, and the step up is remarkably consistent. Take each of the 111 buildings that list both products, divide its day-office rate by its own hot-desk rate, and the median building charges 2.77× its own hot-desk rate for the door that closes. Across those same 111 buildings the day-office median is $179 a day; the hot-desk median across all 113 is $65. A meeting room starts at a median $97.50 an hour across the 112 buildings that list both.
Private offices are the interesting comparison. All 113 hot-desk buildings also quote a monthly private-office starting price, median $489 a month across those 113. Work building by building — each one’s monthly private-office price against its own day rate — and the median crossover is 6.8 days: if you are in more than seven days a month, the private office at the same address is usually the cheaper line. Those monthly figures are inquiry prices, not instant bookings.
One gap worth naming: 13 Florida towns have a Wezoo building but no bookable hot desk in it, including Pensacola, Lakeland and Destin. If your town is on that list, a day office or meeting room at the same address is the workaround.
