Coworking Space DUMBO: The 3 Best Bookable Desks and Real Day Rates (2026)

Search coworking space DUMBO and every result asks you to sign up for a month. Not one will sell you a single Tuesday. That is the finding, and the fix is a twelve-minute walk and $89. Below: what DUMBO’s one flexible-workspace building really sells, why its headline price has nothing to do with DUMBO, and the three Brooklyn desks you can book for one day. New to all this? Start with our complete guide to coworking.

Wezoo lists nine flexible-workspace buildings in Brooklyn. Exactly one of them stands inside DUMBO, and it sells private offices and virtual offices only. Three of the nine sell a hot desk. None of those three is in DUMBO. That gap between the map and the menu is the whole story of the coworking space DUMBO market, and almost nobody publishes it.

Wezoo snapshot — Brooklyn hot desks (DUMBO and the walk around it)

  • Bookable hot-desk buildings in Brooklyn: 3, holding 48 open desks
  • Bookable hot-desk buildings inside DUMBO: 0
  • Day-rate range: $69 to $109 per day
  • Median: $89 per day
  • Nearest bookable desk to Main & Water Street: One Pierrepont Plaza, 958 m
  • Operators: Regus, Spaces, HQ (hot desks) · WeWork (private offices only)

Those six lines are the honest coworking space DUMBO market. Everything below explains them.

Coworking Space DUMBO: The One Building on the Map — and What It Will Not Sell You

DUMBO Heights at 77 Sands Street sits 369 metres from the corner of Main and Water, under the bridge that gives the neighbourhood its acronym. It is the only building inside DUMBO in Wezoo’s inventory. It sells private offices and a virtual-office address. It does not sell a hot desk, a day office or a meeting room by the hour. Neither does Dock 72, the glass block out on the Brooklyn Navy Yard, 1.35 km east. Both are WeWork buildings, and across the whole United States WeWork does not sell a single bookable hot desk on Wezoo — not one, in any city.

DUMBO Heights (77 Sands) by WeWork, DUMBO — private offices and virtual offices only

Which is why the coworking space DUMBO search is so frustrating: the buildings are there, and the desks are not.

Check the search results and the pattern repeats. The three pages that rank hardest for this keyword — the converted warehouse on Water Street, the members’ club on the waterfront, the campus on Sands — all sell DUMBO the same way: by the month. A dedicated desk from around $199 a month. A private office from around $350. A conference room by the hour, if you are already a member. Not one of them will sell a stranger a single Tuesday. DUMBO is a monthly market pretending to be a daily one.

DUMBO Heights lists private offices for 3, 6, 10, 20 and 50 people, from $530 a month. Hold that $530 in your head for the next section — it is the most misleading number in the borough.

Why Does a Coworking Space DUMBO Listing Cost the Same as One in the Financial District?

Because it is not a DUMBO price. It is a tier. WeWork runs 31 buildings in and around New York City, and between them they carry exactly eight distinct price lists. Every one of those 31 doors offers the identical five units — 3, 6, 10, 20 and 50 desks, 89 seats in total — and every one of the eight lists is the same curve multiplied by a single number. The 50-desk office is 16.45 times the 3-desk office at every door, to two decimal places, in all eight bands.

WeWork band 3-desk office 50-desk office Doors Where
1 (floor) $530 $8,720 8 DUMBO Heights · Dock 72 · 195 Montague · 134 N 4th · 85 Broad St · 115 Broadway · 199 Water St · 250 Broadway
2 $630 $10,360 1 8 W 126th St (Harlem)
3 $650 $10,690 2 408 Broadway · 148 Lafayette St
4 $750 $12,340 8 Midtown — Park Ave, Lexington, 1450/1460 Broadway
5 $880 $14,480 8 Flatiron · NoMad · Chelsea
6 $1,210 $19,910 1 500 7th Ave
7 $1,220 $20,070 2 160 Varick St · 379 W Broadway
8 (ceiling) $1,270 $20,890 1 524 Broadway (SoHo)

Read row one twice. That is the coworking space DUMBO price, and it is shared.

DUMBO Heights, a converted warehouse under the Manhattan Bridge, and 85 Broad Street, a Financial District tower 2 km away across the East River, carry the same five prices to the dollar: $530, $1,180, $1,820, $3,610, $8,720. So do Dock 72 on the Navy Yard, 195 Montague in Brooklyn Heights and 134 N 4th in Williamsburg. Four Brooklyn neighbourhoods and four Lower Manhattan towers, one price list. Meanwhile 524 Broadway in SoHo — the same three-desk office, drawn from the same five-unit menu — costs 2.4 times as much.

Now the control, and it is the part that makes this an operator fact rather than a Brooklyn fact. In the same city, on the same data: Regus prices 26 buildings with 26 different lists. Spaces prices 8 with 8. HQ prices 4 with 4. Every one of them charges a different number at every door. WeWork prices 31 buildings with 8.

Three operators price the building. One prices the tier. Which means the $530 on DUMBO Heights is not telling you what DUMBO is worth — it is telling you which shelf WeWork filed it on. And DUMBO is on the bottom shelf, alongside Lower Manhattan and the Navy Yard. That is useful information, and it is not the information you thought you were reading.

Coworking Space DUMBO: 3 Bookable Desks Within a 15-Minute Walk or Ride

These three are the answer to the coworking space DUMBO question, because they are the only doors in Brooklyn that will sell one person one day. Prices are per day, and every one of them is bookable in about two minutes with no membership, no contract and free cancellation.

1. One Pierrepont Plaza — Brooklyn

One Pierrepont Plaza by Regus, Brooklyn Heights

What to expect: The closest bookable day desk to DUMBO, and the cheapest way to put a Brooklyn address on a Tuesday without signing anything. Eight open desks on a Cadman Plaza floor that also holds 91 private-office seats and 26 meeting-room seats, so the coffee machine is busy and the corridors are not. Borough Hall is one block away: the 2, 3, 4, 5 and R all surface within three minutes, and the A/C at High Street puts you back under the Brooklyn Bridge in six. It rates 4.35 out of 5 overall and 4.0 on value for money — the highest value score of any desk in the borough, and it is not the dearest one.

Operator: Regus · Address: 300 Cadman Plaza West, Brooklyn Heights · From: $89/day · Open desks: 8 · Distance: 958 m from Main & Water Street — about 12 minutes on foot

2. Spaces Myrtle Avenue — Brooklyn

Spaces Myrtle Avenue by Spaces, Downtown Brooklyn

What to expect: Brooklyn’s deepest open floor: 24 bookable desks, three times what One Pierrepont holds. If you are bringing four people and you all want to sit together on the same morning, this is the only door in the borough that can absorb you without a phone call. It is also the dearest desk in Brooklyn at $109 — 555 metres from One Pierrepont and 22 percent more expensive for the same Tuesday. The meeting rooms tell the same story: $143.50 an hour here against $87 an hour six minutes’ walk away.

Operator: Spaces · Address: 115 Myrtle Avenue, Downtown Brooklyn · From: $109/day · Open desks: 24 · Distance: 1,068 m from Main & Water Street — a 13-minute walk up the hill

3. 260 Ainslie Street — Brooklyn

coworking space DUMBO alternative - 260 Ainslie Street in Brooklyn
260 Ainslie Street by HQ, Williamsburg

What to expect: Brooklyn’s cheapest bookable desk, and the only one in the borough whose desks are flagged for natural light. Sixteen open seats in a low-rise Williamsburg building off the Lorimer/Metropolitan interchange, where the L and the G cross. At $69 it undercuts the nearest DUMBO alternative by $20 a day — which over two office days a week is roughly $2,000 a year, for a 15-minute ride you were probably taking anyway. Bring headphones: the value-for-money score is 3.25 out of 5, the lowest of the three, and the reviews are about the building, not the desk.

Operator: HQ · Address: 260 Ainslie Street, Williamsburg · From: $69/day · Open desks: 16 · Distance: 3.9 km from DUMBO — 15 minutes on the G, or 25 on a Citi Bike

What Does a Coworking Space DUMBO Desk Actually Cost Per Day?

Eighty-nine dollars, and it is a twelve-minute walk from the bridge. That is the median of Brooklyn’s three bookable doors, and it is also, exactly, what the nearest one charges. Here is where that number sits in the wider New York metro, measured across 51 bookable buildings.

Market Bookable buildings Open desks Median day rate
Brooklyn (DUMBO’s walk) 3 48 $89
Manhattan 24 205 $92
Queens (Long Island City) 4 6 $104
New Jersey (Hoboken / Fort Lee) 17 86 $69

Look at the first two rows of that coworking space DUMBO comparison and notice what is missing.

The Brooklyn discount. There isn’t one. Crossing the East River saves you three dollars — three percent — and eight of Manhattan’s priced buildings will sell you a desk for $79 or less, which is under Brooklyn’s median. The same thing happened one river-crossing north, which we wrote up in coworking in Long Island City, where the desks turned out to cost more than Manhattan’s. And it happened downtown too: coworking in the Financial District is the cheapest core neighbourhood on the island. The river is not a price boundary. It never was.

What Brooklyn genuinely does have is room. Its three doors hold 48 open desks against 371 private-office seats — 11.5 percent of the seating is bookable by the day, against 2.9 percent in Manhattan. You are nearly four times more likely to find an empty chair on this side of the water. Come for the space, not for the saving.

When Should You Book a Coworking Space DUMBO Desk Instead of Paying Monthly?

The arithmetic is short. A dedicated desk in a DUMBO warehouse runs about $199 a month; Brooklyn’s median bookable desk is $89 a day. The membership wins the moment you use the desk more than twice a month — and loses every other week of the year.

  • One or two days a month: book the day. $89 at One Pierrepont, nothing owed.
  • Two days a week, price-first: the G to 260 Ainslie at $69 — about $2,000 a year under Spaces Myrtle.
  • A team of four, one morning: Spaces Myrtle Avenue, 24 open desks. Brooklyn’s only floor deep enough.
  • A desk you keep in DUMBO: a monthly product, from $530 at DUMBO Heights.
  • A private door for a whole day: about 2.8× the desk rate — $249 at One Pierrepont, $319 at Spaces Myrtle.

The coworking space DUMBO decision really is that short.

That 2.8 multiple is remarkably stable: privacy costs the same premium in Brooklyn as it does in Manhattan, Los Angeles and Connecticut. The building changes the price. It does not change the ratio.

Getting to a Coworking Space DUMBO Alternative: The 12-Minute Walk

From Main and Water Street, walk west along Water, up the Old Fulton Street hill, and you are at Cadman Plaza West in about twelve minutes — that is One Pierrepont Plaza, and Borough Hall’s five subway lines are on the same block. Myrtle Avenue is one minute further. If you are coming from Manhattan you can skip DUMBO altogether: the A and C at High Street and the 2/3 at Clark Street both land you closer to the desks than the F at York Street does.

DUMBO’s cobblestones and cast-iron warehouses are a protected historic district, which is exactly why the buildings that survived became lofts, and why the lofts became membership clubs rather than day-rate floors. The architecture chose the operator, and the operator chose the product.

Coworking Space DUMBO: Frequently Asked Questions

How much does a coworking space DUMBO desk cost per day?

DUMBO itself has no bookable day desks on Wezoo. The nearest one is One Pierrepont Plaza at $89 a day, a 12-minute walk away. Brooklyn’s three bookable buildings run $69 to $109 per day, with a median of $89.

Can you book a coworking space DUMBO desk without a membership?

Not inside DUMBO — every operator in the neighbourhood, including the one building Wezoo lists there, sells by the month. Three buildings just outside DUMBO do sell single days with no membership, no contract and free cancellation: One Pierrepont Plaza ($89), Spaces Myrtle Avenue ($109) and 260 Ainslie Street ($69).

Which coworking space DUMBO building is closest to the Manhattan Bridge?

DUMBO Heights at 77 Sands Street, 369 metres from Main and Water. It is a WeWork building and it sells private offices from $530 a month and virtual offices — no hot desks, no day offices, no hourly meeting rooms.

Is a coworking space DUMBO desk cheaper than one in Manhattan?

No. Brooklyn’s median bookable desk is $89 against Manhattan’s $92 — a three percent difference. Eight Manhattan buildings sell a desk for $79 or less, which is cheaper than Brooklyn’s median. Cross the river for the space, not for the saving.

What is the cheapest coworking space DUMBO alternative in Brooklyn?

260 Ainslie Street in Williamsburg, at $69 a day — $20 under the nearest DUMBO alternative and the only Brooklyn hot desk flagged for natural light. It is 3.9 km from DUMBO, about 15 minutes on the G train.

Why does a coworking space DUMBO office cost the same as one in the Financial District?

Because WeWork prices its 31 New York buildings with only eight price lists, and DUMBO Heights sits in the lowest band — the same band as 85 Broad Street, 115 Broadway and 199 Water Street. Regus, Spaces and HQ price every building differently. WeWork prices the tier, not the building.

DUMBO has one flexible-workspace building on the map, and it cannot sell you a Tuesday. The desks are twelve minutes away, they cost $89, and you can have one booked before you finish the walk.
