3-6 Person Office Space Seattle — Wezoo

Three to six people is where most of Seattle’s private-office supply sits: 136 of the 265 private offices Wezoo lists in the city — more than half — carry a capacity label somewhere in that range. They sit in 17 buildings and run from $500 to $3,210 a month for the room.

For an overview of every option, see all private offices in Seattle.

This guide is organized by room size rather than by price alone. Everything below is drawn from live Wezoo listings for 3-6 person office space Seattle on September 14, 2026: what each office costs by the month and by the year, how big it is, how many rooms sit behind each price, and which ones carry a move-in date. If you want the citywide pricing picture across every office size, our guide to how much a private office costs in Seattle goes deeper on rates; for the product itself, start with the complete guide to private offices.

3-6 Person Office Space Seattle: what carries a move-in date

Start here if you have a date to hit, because it is the shortest of the office lists here. Of the 136 offices in this band, 11 publish a start date falling inside 2026. Another 35 are dated later, out to August 1, 2031, and the remaining 90 publish no usable date: 79 carry nothing at all, 8 are marked “Enquire” and 3 are marked “Available now”. None of that means unavailable; it does mean a phone call.

The 11 offices in the 3–6 band with a published start date inside 2026. Rent is the operator’s published figure for the whole room.

What 3-6 person office space Seattle costs, size by size

Two things to know before comparing the figures. First, the rent is for the whole room rather than per desk, and the listing publishes no tax or fee line beside it, so treat it as the operator’s headline number and ask what is added. Second, the headcount is the maximum occupancy the operator declares for the room, not a count of installed desks: how many desks, cabinets and a meeting table actually fit is something you settle at the viewing.

The ladder is not tidy: the cheapest six-person private office Wezoo lists in Seattle ($1,110 at Holyoke Building) costs less than the most expensive three-person one ($1,605, which Smith Tower charges for 7 different rooms). That is because the operators here are not describing the same thing, and the next section is about how to tell them apart.

3-6 Person Office Space Seattle: how each operator prices and measures

Seattle’s 17 buildings are run by three companies. Regus and Spaces are both IWG brands, so treat them as one — and that one company covers 12 of the 17 buildings and 125 of the 136 offices. Each publishes prices on a different basis, and measures rooms on a different basis too.

For each room, published area divided by declared occupancy; the column is the median of those, taken across every Seattle private office the operator lists, not only the 3–6 band.
OperatorBuildingsOffices in the bandHow the rent is builtMedian area per occupant (all Seattle)

2 m² (22 sq ft)

Expansive1 building3 officesFive rooms, five prices, no rule to read off them

11.3 m² (121 sq ft)

The last column is the one that changes a decision. A WeWork three-person room is 7 m² (75 sq ft); a Regus or Spaces three-person room in the same band runs 10–14 m² (108–151 sq ft). Across every Seattle listing the median published area per declared occupant is 2 m² at WeWork, 4 m² at Regus and Spaces and 11.3 m² at Expansive — a factor of more than five between the ends. Two rooms labeled “six people” by different operators are not the same room. Compare areas within an operator, and treat the capacity label as a filing category rather than a measurement.

On price, IWG is the easy one to read: the rent is a single per-desk rate for the building multiplied by the published headcount. Columbia Tower is $319 a desk, so a three-person office is $957, a four is $1,276 and a six is $1,914 — and the same holds at all 12 Regus and Spaces buildings across their whole range, from one person to 36. That is useful in practice: one number tells you every price in the building, with no volume discount going up and no penalty coming down.

That is a publishing convention, not a pricing philosophy. At the same 12 addresses IWG stores its day offices the other way round — one room price repeated at every capacity, so Plaza 600 is $169 a day whether the room seats 1 or 36. The tell is which number is round: all 10 distinct per-desk rates across IWG’s 12 Seattle buildings end in a 9 or a 5, while only 55 of its 240 room rents are multiples of ten. WeWork is the mirror image — 20 of its 20 room rents are multiples of ten. Each of those two operators sets one number and derives the other, and it is the set number that is worth quoting back to them.

WeWork’s Seattle ladder in full, priced at Holyoke Building. The other three addresses publish the same sizes and the same areas at a different level.

WeWork publishes one catalog, not four. All 4 of its Seattle buildings list the same five sizes — 3, 6, 10, 20, 50 people — with the same published areas, and each one’s rents are close to Holyoke’s multiplied by a single factor (about 1.12×, 2.08×, 2.46×), holding to within 0.9% rung to rung. So this is one pricing decision seen four times rather than four independent ones. The residual is not rounding — no single factor fits all five rungs at any of the three addresses — and it leans the same way each time, with the six-person rung sitting highest against the line.

On that one ladder the six-person room is the most expensive rung per desk, about 11% to 12% above the three-person room, and every rung above six comes back down to within a few per cent of the three-person rate. If you are a team of six at a WeWork address, price the ten-person room as well.

Expansive, the one building outside those two companies, follows neither. Its five-person office is $2,666 and its six-person office is $2,554 — $112 less for a room 8 m² (86 sq ft) bigger. If you are a team of five looking there, ask about the six.

The geography is lopsided. 11 of the 17 sit within a mile of Columbia Tower, in and around the downtown core. The other 6 are all north of it: 2815 2nd Ave at 1.28 mi, Gem Plaza at 1.69 mi, 1515 Dexter Ave N at 2.04 mi, 1455 North West Leary Way at 4.57 mi, 1448 NW Market St at 4.92 mi and 5th Avenue at 6.76 mi. Beyond that mile there is nothing to the south or west, and nothing to the east at any distance. Every one of the 17 is broken out room by room below, and profiled alongside the larger suites in our round-up of private offices in Seattle.

3-6 Person Office Space Seattle: every room in the band

One row per building and size. Where a building lists several rooms at one size they all carry the same rent, because at a Regus or Spaces address the price is the building’s per-desk rate times the headcount rather than a quote on a particular room. The rooms behind one price are usually within a few square meters of each other, but not always: at Stadium 450 Alaskan Way South four five-person offices at $2,525 run 18, 20, 20, 28 m². Ask which room the quote is for, and ask for its floor area. No start date means the listing publishes neither a date nor a note — not that the room is free today.

Six Seattle buildings, up close

Six of the 17 are photographed and described here, largest rooms first, because at this size floor area is what decides whether a room works. The photographs are of the shared floors and the buildings themselves; none of the listings publishes a photograph of the private offices.

1. Expansive Pioneer Building — Seattle

3-6 Person Office Space Seattle — Expansive Pioneer Building, Seattle: the exterior, a red-brick corner building over rough-faced stone with a round-arched entrance on stone columns
Expansive Pioneer Building by Expansive, Seattle

What to expect: A corner building in red brick over rough-faced stone, with a deep round-arched entrance carried on stone columns, arched windows above and carved ornament across the facade. The rooms behind it are much the largest in this guide — 48–67 m² (517–721 sq ft) for four to six people, against 7–28 m² (75–301 sq ft) everywhere else in the band — and the only three marked “Available now”. If you have equipment that has to stay set up, this is the one address in the band publishing rooms on that scale.

In the 3–6 band: 3 offices — 4 people $1,610, 5 people $2,666, 6 people $2,554, so $19,320 a year and up. Published area 48–67 m² (517–721 sq ft). Availability: 3 marked “Available now”. Building facilities listed: bike storage, a coffee and tea bar, a lounge, phone booths, a reception service.

2. 2815 2nd Ave — Seattle

2815 2nd Ave, Seattle — the exterior, a pale concrete tower with ribbon windows and dark balcony bands seen from the street
2815 2nd Ave by Regus, Seattle

What to expect: A pale concrete tower with ribbon windows and dark balcony bands, photographed from the street with planting on a lower terrace. It carries the lowest per-desk rate of any IWG building in Seattle at $309 a desk, so a three is $927, a four is $1,236 and a five is $1,545. It lists no six-person room, and none of its five rooms in this band carries a start date.

In the 3–6 band: 5 offices — 3 people $927, 4 people $1,236, 5 people $1,545, so $11,124 a year and up. Published area 11–19 m² (118–205 sq ft). Availability: 5 with no start date. Building facilities listed: near public transport, near a public parking lot, breakout space, catering.

3. Holyoke Building — Seattle

Holyoke Building, Seattle — a shared floor with plank flooring, tall windows, exposed ductwork and globe pendants over tables on castors
Holyoke Building by WeWork, Seattle

What to expect: A long shared floor with plank flooring and tall windows down two sides, exposed round ductwork overhead and a run of globe pendants. Gray-topped tables on castors sit in loose clusters with dark upholstered cantilever chairs, planting between them and a whiteboard at the far end. Its three-person room is the cheapest office in the band, and its rooms are — with WeWork’s three other Seattle addresses — the smallest: 7 m² (75 sq ft) at three people and 12 m² (129 sq ft) at six, roughly half the area Regus and Spaces publish for the same headcount. Read the price and the area together.

What is included with 3-6 person office space Seattle, and what the listings leave out

On term, the listings are clear. 125 of the 136 offices state a minimum of one month; the remaining 11 — the 8 WeWork rooms and the 3 at Expansive — leave the field blank, which says nothing about the term either way. A one-month minimum is the main practical difference between this product and a conventional lease at this size.

Facilities are published for the building, never for the room: the amenities field is empty on all 265 of Seattle’s private-office listings, while every building carries a list of its own. The most widely listed are breakout space (12 buildings), catering (12 buildings), near public transport (11 buildings), near a public parking lot (11 buildings), a lounge (10 buildings), a coffee and tea bar (9 buildings). Read a short list as not listed; it does not mean not there.

Four things no Seattle private-office listing publishes, so this page cannot tell you them either: how the room is locked and who else holds a key; access hours, since all 265 listings fill that field with a placeholder of zeros; internet, which does not appear on a private-office listing at all, though the hot-desk rows at these same buildings do carry it; and what is added to the rent in tax or fees. At a team of three to six those four are usually what decides the room, so ask them directly. These six questions cover all four, plus the room itself and your date:

  • Which specific room is this quote for, and what is its floor area?
  • Does the office lock, and who else holds a key?
  • What are the building’s access hours, and is out-of-hours access included?
  • What internet is included, at what committed speed, and can we bring our own circuit?
  • What is added to the headline rent — tax, service charge, deposit, setup?
  • Is the room free on our date, and what notice do we give to leave?

The same six questions apply at every one of the 17 buildings.

How availability is recorded on 3-6 person office space Seattle

Three conventions are in play, and which one you get depends on the operator rather than on the room. Across all 265 Seattle private-office listings the split is total, with no operator mixing them:

  • Regus and Spaces publish dates and never a note. In this band that is 46 rooms with a future start date, running from October 1, 2026 out to August 1, 2031, and 79 with no date at all.
  • WeWork publishes no dates and marks every one of its 20 Seattle listings “Enquire for availability” — 8 of them in this band.
  • Expansive publishes no dates and marks every one of its 5 Seattle listings “Available now” — 3 of them in this band.

So a note is a house convention, not a report on the room.

The 79 undated Regus and Spaces rooms are not being described as occupied. A date is the one piece of room-level information here, and it says when the room becomes available rather than who has it until then. Three of the dated rooms sit in 2031, which is a long way to plan ahead at this size.

The 35 offices in the band dated after 2026. The 11 dated inside 2026 are in the table at the top of this page.

3-6 Person Office Space Seattle or hot desks, for the same team

11 of the 17 buildings list hot desks as well — all 11 of them Regus or Spaces — at $49–$85 a desk a day before the booking fee. A day rate is the only hot-desk price these listings publish, so there is no monthly membership figure to set against a monthly rent; what can be compared is the break-even. The office rent works out to between 5.25 and 7.13 days of hot desks per person, so past roughly a week of attendance a month the office is the cheaper line. Those eleven figures sit inside a 1.36× range; pair the two price lists at random and the expected range is about 2.2×, so IWG appears to set the two products against each other building by building rather than pricing them independently.

The arithmetic is not the whole decision. A desk you book is a desk for a day; a room you rent by the month stays set up between visits, which is the answer for anyone with equipment or files that cannot be packed away nightly. If your team is in two or three days a week and travels light, the Seattle coworking guide is the better starting point.

How to request a quote on 3-6 person office space Seattle, and the Seattle paperwork

3-6 Person Office Space Seattle is not an instant-checkout product. Open the building from any table above, send a request with your team size and the date you want, and the operator comes back with availability and the exact monthly figure. Have the specific room ready — several rooms often share one published price — along with your earliest start date and the six questions above. Every building listing 3-6 person office space Seattle takes requests the same way.

One piece of local admin applies to any business based in Seattle. Washington bundles many city business licenses into the state application, but the Department of Revenue city endorsement list does not include Seattle, and tells you to contact any unlisted city directly. Seattle runs its own: the city says that anyone doing business in Seattle must hold a business license tax certificate and renew it by December 31 each year. The 2026 first-year fee is $73, halved to $36.50 if you start on or after July 1, plus $10 for each additional location. None of that is a condition of taking one of the offices above — it is simply the next thing on the list once you have one.

Frequently asked questions about 3-6 person office space Seattle

How much does 3-6 person office space Seattle cost per month?

Across the 136 private offices Wezoo lists in Seattle with a published capacity of three to six people, monthly rent for the whole room runs from $500 to $3,210, with a median of $1,596, or $19,152 a year. The floor is a three-person room at Holyoke Building; the ceiling is shared by two six-person rooms at Smith Tower. Those are the operators’ published figures for the room, and the listings carry no tax or fee line beside them.

Where is 3-6 person office space Seattle available right now?

11 of the 136 offices sized for three to six people carry a published start date inside 2026, the earliest October 1, 2026, and all of them are at Regus or Spaces buildings. A further 35 are dated after 2026. The remaining 90 publish no date: 79 carry neither a date nor a note, 8 are WeWork rooms marked “Enquire for availability”, and 3 at Expansive Pioneer Building, 600 1st Ave, are marked “Available now” — a label Expansive applies to every room it lists in Seattle, so read it as the operator’s convention rather than a statement about one room.

What is the minimum term on 3-6 person office space Seattle?

Of the 136 offices sized for three to six people in Seattle, 125 state a minimum rental term of one month. The other 11 leave the field blank, which says nothing about the term either way. A one-month minimum is the main practical difference between this product and a conventional commercial lease at the same size.

Is 3-6 person office space Seattle cheaper than hot desks for the same team?

At the 11 Seattle buildings that list both, the monthly rent on an office sized for three to six people equals between 5.25 and 7.13 days of hot desks per person, comparing published rates before fees. So a team in the building more than about a week a month pays less for the office. Hot desks are only priced by the day in these listings, so there is no monthly membership figure to compare against.

Does a bigger office always cost more per desk in Seattle?

No, and it depends on who runs the building. At the 12 Regus and Spaces buildings the rate per desk is identical at every size, so rent rises in a straight line with headcount. At all 4 WeWork buildings the six-person room is the most expensive rung per desk on the whole ladder, 11% to 12% more per desk than the three-person room at the same address, and every larger room comes back down. At Expansive the five-person office costs more than the six.

How big is 3-6 person office space Seattle in square feet?

The 136 rooms run from 7 m² (75 sq ft) to 67 m² (721 sq ft), but that range mixes three operators who measure on different bases. Across every Seattle listing the median published area per declared occupant is 2 m² (22 sq ft) at WeWork, 4 m² (43 sq ft) at Regus and Spaces and 11.3 m² (121 sq ft) at Expansive. Compare areas within an operator rather than across them, and treat the capacity label as a filing category rather than a measurement of how many desks fit.
