3-6 person office space Liverpool — Wezoo

Between three and six people, the question usually stops being what a desk costs and starts being what a room costs. If you are shopping for 3-6 person office space Liverpool, the useful figure is not a citywide average per desk — it is what the whole office unit costs each month, and how much floor the listing says you get inside it. On 7 September 2026 Wezoo listed 68 private offices sold to a stated maximum of three to six people across 12 Liverpool buildings, and every one of them publishes a monthly price.

Throughout this page, the band means an office sold to a stated maximum of three to six people. This page reads those 68 listings as they stand. Prices are quoted the way the listing quotes them: per office unit, per month. Where a per-person figure appears it is derived — the unit price divided by the maximum occupancy the operator states — and it is labelled as derived every time. For the wider product, see our complete guide to private offices; for the whole city across every team size, see office space in Liverpool.

Wezoo snapshot — 3-6 person office space Liverpool, consulted 7 September 2026

  • 68 listings across 12 buildings, out of 187 private-office listings at 14 Liverpool addresses
  • Price range: £357.00 to £2,100.00 per office unit per month
  • Median: £916.00 per office unit per month
  • Derived per person of stated maximum occupancy: £119.00 to £350.00, median £185.00
  • Operators with the most band buildings: Bruntwood and Regus, 3 each, then Avenue HQ with 2

Every money figure in that snapshot is the whole office unit per month exactly as the listing publishes it, except the per-person line, which is our division.

What does 3-6 person office space Liverpool cost in 2026?

3-6 person office space Liverpool runs from £357.00 to £2,100.00 a month for the office itself, with a median of £916.00. Those are the whole-unit figures for 3-6 person office space Liverpool, not a rate per head. The cheapest, £357.00, is two 8 m² offices at New Barratt House on North John Street, each sold to a maximum of three people; the dearest, £2,100.00, is shared by three listings — one six-person office at The Plaza on Old Leeds Street and two at Clockwise on Edward Pavilion. No Liverpool office sold to a maximum of three to six people is priced on application: every one of the 68 listings for 3-6 person office space Liverpool carries a figure.

Stated maximum Listings Lowest Median Highest
3 people 19 £357.00 £555.00 £1,050.00

Every 3-6 person office space Liverpool figure above is the whole office unit per month, as published on Wezoo on 7 September 2026. No listing states whether tax is included, so these prices are reproduced exactly as the operator publishes them and imply nothing either way about VAT.

3-6 person office space Liverpool — the 68 band listings in five figures, published and derived
The 68 band listings in five figures. Prices and floor areas are published on the listing; the per-person figures are derived from them; the rest are counts of listings, buildings and size steps. Wezoo listing data, 7 September 2026.

The sections that follow take the last three of those figures apart, one at a time.

Does every room in a building divide to the same rate per person?

At two thirds of the twelve buildings, yes. At 8 of the 12 — 50 of the 68 listings — the monthly price is exactly one rate multiplied by the stated maximum occupancy, with nothing left over: £119.00 New Barratt House · £165.00 Horton House · £180.75 Queen Insurance Building · £185.00 301 Tea Factory · £185.00 Derby Square · £229.00 1 Mann Island · £300.00 Avenue HQ Mann Island · £300.00 Avenue HQ St Paul’s Square. Divide any of those offices by the number of people it is sold for and the same figure comes back for that building every time. That figure is ours, not the building’s: what the listing publishes is a price and a maximum occupancy, and the rate is what you get when you divide one by the other.

Two of those eight publish only one office in this band, so a single rate is all they could show. Widen the test to each building’s whole Liverpool price list and the picture sharpens rather than blurs: seven of the thirteen Liverpool addresses that publish a price at all — one of the fourteen publishes none — hold a single derived rate at every size they list, from one person up to eighty-one at Regus’s Derby Square. Queen Insurance Building is not one of those seven. Its four-person office at £723.00 looks flat because it is the building’s only band listing; across its six Liverpool offices the derived rate takes six values, from £178.19 to £209.78 a person. Read its £180.75 as one room’s arithmetic, not a house rate.

At the other 4 buildings the figure moves from listing to listing. Orega Chapel Street’s six band listings divide to six different rates; Bruntwood’s Cotton Exchange four on four; The Plaza two on three; Clockwise two on five. That matters more than it sounds, because it decides whether a quote for four people tells you anything about the quote for six.

The split runs by operator rather than by building. Across all thirteen priced Liverpool addresses, every building run by Regus, Spaces, HQ or Avenue HQ divides to a single rate per person; every Bruntwood, Orega and Clockwise building divides to several. The price itself is still a building decision — Regus’s three Liverpool addresses sit at three different rates, £165.00, £185.00 and £229.00 — but whether the building sells seats or sells rooms is decided one level up.

Does a bigger office cost less per person in Liverpool?

Mostly the derived rate per person does not move at all, and when it does move it is as likely to rise as to fall. Take every step between the successive sizes a building actually lists inside the band — three to four, four to five, five to six, and a jump straight from four to six at the three buildings that list no five — and compare the cheapest room at each end. There are 23 such steps across the 10 buildings that list more than one band size. The derived per-person rate holds on 16, rises on 4 and falls on 3.

Fifteen of those sixteen holds are the previous section restated — at a building that prices by the seat, the rate cannot move. The one independent hold is Clockwise, from four people to six. So the informative comparisons are the eight at the four buildings that do not price by the seat, and there the step rises four times, falls three and holds once.

So the familiar rule of thumb — take a bigger room, pay less a head — fails at 20 of the 23 steps in this band — and at five of the eight informative ones. Two buildings move in both directions inside the band. Cotton Exchange drops from £207.75 a person at four to £206.00 at five, then climbs to £229.00 and £238.00 at six. Orega Chapel Street climbs from £307.67 at three to £345.50 at four, then falls back through £299.00 at five to £272.33 at six. The two are not the same size of movement: Cotton Exchange falls £1.75 a person between four and five; Orega’s biggest single step, from four people to five, is £46.50. Neither is a volume discount; both are room-by-room price lists.

One caveat is worth stating plainly, because a page about a single size range can hide it. This is a result about three to six people. Run the same test on all 186 priced Liverpool offices — the 187 in the snapshot less the one entry that publishes no price — and the direction tips the other way — 65 holds, 19 rises and 24 falls. The volume discount does exist in Liverpool. It just does not start inside this band.

One thing does hold across the band without exception: among these 68 listings there is not one address where an office sold to more people costs less than one sold to fewer. Floor area is a different matter — The Plaza lists a 33 m² four-person office at £1,071.00 and a 20 m² four-person office at £1,400.00, so at that address more room costs less money. Above six people the capacity claim stops holding as well: The Plaza lists a fourteen-person office at £4,130.00 against a twelve-person at £4,200.00, and Orega Chapel Street a fifteen at £4,768.00 against a thirteen at £4,830.00. Inside the band, though, every capacity bargain is a move between buildings, not a size upgrade at the same address.

3-6 person office space Liverpool: the same headcount, very different floor

Every band listing publishes a floor area as well as a price, and the two do not travel together. Divide the published area by the stated maximum occupancy and the 60 listings at nine of the twelve buildings sit in a narrow lane — 2.500 to 4.750 square metres a person, with a median across those listings of 3.000. The 8 listings at Bruntwood’s three band buildings run 3.833 to 9.667, median 8.450 — nearly three times the other nine buildings’ median, though the bottom of Bruntwood’s range does overlap the top of theirs.

Read it at a fixed headcount and the separation is cleaner. Bruntwood lists no three-person office in the band at all. At four people, its rooms give 5.000, 8.250, 8.500 and 9.250 square metres a person, and every one of them gives more floor a person than every four-person room at the nine non-Bruntwood buildings on this page, which top out at 4.750 — although the nearest of those rooms, a 19 m² office at Avenue HQ St Paul’s Square, is only a quarter of a square metre a person behind. At five, Bruntwood’s single 42 m² office gives 8.400 a person against a field of 2.800 to 3.800.

At six people the pattern breaks once, and it is worth naming rather than smoothing over. Cotton Exchange’s two six-person offices give 9.333 and 9.667 square metres a person; The Plaza’s 23 m² six-person office gives 3.833, which sits inside the 2.500–4.333 span the nine non-Bruntwood buildings’ six-person rooms cover between them. So the honest count is 7 of Bruntwood’s 8 band rooms above every same-size comparator, not all 8.

Why the floorspace gap is probably a difference in convention, not in rooms

Before you read that gap as three times the office for the money, look at what the published floor area does across the whole Liverpool list rather than inside the band. Within each operator, the published area is close to a fixed multiple of the stated maximum occupancy, and the multiple barely moves across the entire size range. Median square metres per person of stated maximum: HQ 2.667 over offices sold to 2 to 23 people, Spaces 2.732 over 1 to 15, Regus 2.789 over 1 to 81, Orega 3.500 over 3 to 16, Avenue HQ 4.000 over 2 to 14, Clockwise 4.333 over 2 to 12, and Bruntwood 9.199 over 1 to 33.

A ratio that holds from a one-person room to an eighty-one-person floor is not a measurement of rooms. It is a rule for deciding how many people a given area will be sold to. So the safer reading of the gap is that Bruntwood states a maximum at roughly nine square metres a head where Regus, Spaces and HQ state one at roughly two and three-quarters — the same building could be advertised either way. Nothing in the listing data says how any operator measures a room, or how it decides the maximum it will sell one to.

What you can take from that is practical rather than theoretical: if you have four people and you want somewhere to put a whiteboard, a spare desk and a printer, the number to compare is the published floor area, and the buildings that publish the most floor are not the ones at the cheapest end of the per-person ranking below.

Two rankings of 3-6 person office space Liverpool, two different winners

Because floor area and headcount pull apart, “cheapest” names a different building depending on which published number you divide the price by. Rank the twelve buildings by the lowest derived cost per person among their band listings, then by the lowest derived cost per published square metre among the same listings, and 11 of the 12 change place. Clockwise is the only one that does not move — and only because it shares its per-person rank with the two Avenue HQ buildings on a three-way tie at £300.00. Both columns rank a building by its own cheapest listing, not by its median.

Ties share a rank and the next rank is skipped. 301 Tea Factory and Derby Square tie in both columns — at £185.00 a person and at £55.50 a square metre. Avenue HQ Mann Island, Avenue HQ St Paul’s Square and Clockwise tie at £300.00 a person.

Building Operator Rank, £/person Lowest, derived £/person/mo Rank, £/m² Lowest, derived £/m²/mo
New Barratt House HQ 1 £119.00 4 £42.00
Horton House Regus 2 £165.00 5 £49.50
Queen Insurance Building Bruntwood 3 £180.75 1 £19.54
301 Tea Factory Spaces 4 £185.00 6 £55.50
Derby Square Regus 4 £185.00 6 £55.50
Cotton Exchange Bruntwood 6 £206.00 2 £24.44
1 Mann Island Regus 7 £229.00 9 £68.70
The Plaza Bruntwood 8 £267.75 3 £32.45
Orega Chapel Street Orega 9 £272.33 12 £83.91
Avenue HQ Mann Island Avenue HQ 10 £300.00 11 £75.00
Avenue HQ St Paul’s Square Avenue HQ 10 £300.00 8 £63.16
Clockwise Liverpool Clockwise 10 £300.00 10 £69.23

Both columns are derived from the same published figures: the whole-unit monthly price, the stated maximum occupancy and the published floor area.

The three Bruntwood buildings take the first three places on floorspace — £19.54, £24.44 and £32.45 a square metre — while sitting third, sixth and eighth on price per person. That sweep is a statement about each building’s cheapest room, and only two of the three survive a different summary: Queen Insurance Building and Cotton Exchange stay first and second on their median listing as well, while The Plaza’s other two band offices work out at £70.00 and £91.30 a square metre, so on its median it sits mid-table.

The headline finding — that 11 of the 12 buildings change place — holds on the median, and on the mean all twelve move. New Barratt House, the cheapest building in the band per person at £119.00, drops to fourth on floorspace at £42.00. Orega Chapel Street slips further: ninth per person, twelfth and last per square metre at £83.91. Decide which number you are actually buying before you compare quotes.

Avenue HQ’s Mann Island building publishes three band offices, and all three divide to the same derived rate: £300.00 a person at four, five and six people, for £1,200.00, £1,500.00 and £1,800.00 a month. The listings publish 15, 19 and 24 m², so the floor grows a little faster than the headcount — 3.750 to 4.000 square metres a person. All three carry the note “Available now” and no start date. Avenue HQ is one of three operators with more than one band building here; its second Liverpool address, St Paul’s Square, lists a single four-person office at the same £300.00 a person.

One band listing, and it is the clearest single illustration of the floorspace gap: a four-person office of 37 m² at £723.00 a month. That is £180.75 a person — third-lowest of the twelve buildings — and £19.54 a square metre, which is the lowest derived rate per square metre anywhere in the band. The listing carries the note “Available now”, publishes no start date and no minimum term, and the building’s service list runs to two entries: bike storage and a reception service. The cheapest way into the band: £119.00 a person at every size it lists. Two three-person offices at £357.00, two four-person at £476.00, one six-person at £714.00 — no five. The listings publish 8, 8, 11, 10 and 17 m², so 2.500 to 2.833 square metres a person, right at the bottom of the range across these 68 listings. All five publish a minimum term of one month and none publishes a start date. That six-person office at £714.00 is the clearest illustration of the spread: it undercuts three-person offices at Clockwise (£900.00) and Orega Chapel Street (£923.00).

The photographs the operator supplies for this address are marked as indicative, not as pictures of the building itself, so the panel above reports the listing’s own figures instead of showing a room that may not be there.

3-6 person office space Liverpool: minimum term, start dates and what the listings do not say

Two things on a listing for 3-6 person office space Liverpool carry no money at all and still decide the deal. The first is the minimum term, and it is not filled in everywhere. A minimum term of one month is published on 45 of the 68 listings and left blank on 23. The split is not random: the 45 are every band listing at the five Regus, Spaces and HQ buildings; the 23 blanks are every band listing at the seven Bruntwood, Clockwise, Orega and Avenue HQ buildings. A blank is not a long lease — the term is simply not published, and it is a question for the quote.

The second is availability, and the listing publishes it in two separate places, so reading only one of them will mislead you. 12 listings carry a start date and no note; 20 carry a note and no date; none carries both; and 36 carry neither. Of the notes, 19 read “Available now” and one reads “Available September 2026” with no date attached. Of the 12 dates, the earliest is 8 September 2026 — the day after this page was compiled — and the rest run out to 1 July 2030 at 301 Tea Factory. The 36 blanks say nothing at all, and this page does not read them as “available now”.

Some things the listing data simply does not carry, and no guide should invent them. No listing states whether tax is included in the monthly figure, so nothing here does either; the standard rate of UK VAT is 20% and how it applies is a question for the operator’s quote. The room-level amenity list is empty on all 68 — the services quoted above are published at building level, not room level. And the listings do not say whether business rates are included in the monthly figure: business rates are normally paid by the occupier of a non-domestic property, so ask what your figure covers.

How to choose 3-6 person office space Liverpool without over-buying

Three questions settle most of it.

1. Are you buying headcount or floor? If your team is three people with three laptops, the 2.500-square-metre-a-person end of the market is fine and New Barratt House or Horton House will be the cheapest thing you look at. If you need room for a whiteboard, a spare desk and somewhere to put a printer, seven of Bruntwood’s eight band listings publish between 5.000 and 9.667 square metres a person against a 2.500–4.750 lane at the other nine buildings — and Bruntwood does it at a mid-table derived rate per head. Our guide to how much office space per person you actually need is the place to settle that before you shortlist.

2. Does the building price by the seat or by the room? At six of the 8 buildings whose band divides to a single rate, that rate holds across three or four different sizes, so a quote for one size tells you the quote for the rest. The other two of the eight publish a single band office each, so there is nothing there to compare. At the remaining 4 buildings the figure moves, and you should ask for every size in the band at once.

3. Are you comparing like with like? A citywide per-desk average is a useful orientation and a poor shortlist — see our Liverpool private office cost guide for that view, and this page for the listings themselves. Teams outside Liverpool can compare the same band in 3-6 person office space in Birmingham.

Book for the team you have. Among the 68 listings for 3-6 person office space Liverpool, there is no address where an office sold to more people costs less than one sold to fewer — so there is nothing to gain by booking a size you do not need. Inside this band the money is saved by choosing the building, not the room.

Frequently asked questions

How much is 3-6 person office space Liverpool in 2026?

Across the 68 Liverpool private offices sold to a stated maximum of three to six people on 7 September 2026, the whole office unit runs from £357.00 to £2,100.00 a month, median £916.00. Divided by the stated maximum occupancy that is £119.00 to £350.00 a person, median £185.00 — a derived figure, not one the listing publishes.

What is the cheapest 3-6 person office in Liverpool?

New Barratt House on North John Street lists two 8 m² offices sold to a maximum of three at £357.00 a month each, the lowest whole-unit price in the band. Of the twelve Liverpool buildings that list an office for three to six people, it is also the cheapest per person of stated maximum occupancy, at a derived £119.00 across every size it lists. Measured per published square metre instead, the cheapest is Bruntwood’s Queen Insurance Building at a derived £19.54.

Does a six-person office cost less per person than a three-person one?

Usually the derived per-person rate is exactly the same. Six of the twelve Liverpool buildings in this band list both a three-person and a six-person office: at four of them the rate per person is identical at both sizes, at Orega Chapel Street it falls between those two sizes, and at Clockwise it rises between them. Widening the test to every step between the successive sizes each building lists gives 23 comparisons, and the rate is unchanged on 16, higher on 4 and lower on only 3.

How many buildings offer 3-6 person office space Liverpool?

Twelve. Wezoo lists private offices at 14 Liverpool addresses; 12 of them publish at least one office sold to a maximum of three to six people, and together those buildings carry the 68 listings for 3-6 person office space Liverpool this page is built on. The two that do not are Bruntwood’s Exchange Court, whose smallest published private office is sold to a maximum of ten, and Bruntwood’s Cotton House, whose single private-office entry publishes no price, no floor area and a stated maximum occupancy of zero.

How big is a 3-6 person office in Liverpool?

Published floor areas for 3-6 person office space Liverpool run from 8 m² to 58 m². Per person of stated maximum occupancy that is 2.500 to 9.667 square metres. Listings at nine of the twelve buildings sit between 2.500 and 4.750 square metres a person; seven of the eight listings at Bruntwood’s three band buildings sit above that range, from 5.000 to 9.667 square metres a person, and Cotton Exchange’s six-person offices at 56 m² and 58 m² are the largest rooms in the band.

Can I rent a 3-6 person office in Liverpool for one month?

At some buildings, yes. A minimum term of one month is published on 45 of the 68 3-6 person office space Liverpool listings — every listing at Horton House, Derby Square, 1 Mann Island, 301 Tea Factory and New Barratt House. The other 23 listings, at Bruntwood, Clockwise, Orega and Avenue HQ, leave the field blank, which means the term is not published rather than that it is long.

When can I move into a 3-6 person office in Liverpool?

It depends on the listing, and two separate parts of the listing answer it. 20 of the 68 3-6 person office space Liverpool listings carry an availability note, 19 of which read “Available now”. 12 carry a future start date instead, the earliest 8 September 2026 and the latest 1 July 2030.
