The premium is not a flat market surcharge. It is set per building, and it ranges from +33% at Trailcrest to +74% at One Riverwalk Place, with a median of +55.4% across the 15. Nor does the brand set it: the 8 HQ buildings run from +33% to +66% and the 7 Regus ones from +49% to +74%, and those two ranges overlap. It is a per-building number, and the only way to know it is to look it up.

So the cheapest headline is not the cheapest office. Rank the 15 buildings by what a two-person room costs on the published 24-month rate, then rank them again on the 12–24 rate, and the list reshuffles. 454 Soledad St moves from 8th-cheapest to 3rd: seven buildings are strictly cheaper than it on the headline and only two still are once the term drops under two years. One Riverwalk Place travels the other way, from 4th to 8th. Both of those moves are unambiguous. Several buildings in between share a price to the dollar, so read the middle of the order as a group, not a ranking.

The cleanest single case sits at one desk. Trailcrest charges $379 a desk and Two Twin Oaks charges $325, so on the headline Two Twin Oaks is $54 a month cheaper. On a term under two years Trailcrest asks $502 and Two Twin Oaks asks $559, and the order flips. Ask for the term you actually want before you shortlist, not after.

Which buildings rent a one-desk office?

Nine of the 15. The other 6 start at two people, so a solo founder there pays for a two-person room whether or not the second chair is used. Because rent is the desk rate times the headcount, the label cannot move the price — an internal and an external room of the same size at the same address cost the same by construction. The part that is not arithmetic is whether you get the choice at all.
